Harris County Homestead Exemption: 2026 Rules, HCAD Filing & Tax Savings
Harris County homeowners can reduce several parts of their property-tax bill with a residence homestead exemption. In 2026, every qualifying Texas homeowner receives at least a $140,000 school-district exemption, while Harris County currently provides a separate 20% optional homestead exemption for county taxes.
The application goes to the Harris Central Appraisal District (HCAD)—not the Harris County Tax Office. HCAD determines your property’s value and exemptions; the taxing units apply their tax rates and the Tax Office handles bills and payments.
HCAD Handles the Exemption—Harris County Tax Office Does Not Approve It
A common mistake is sending an exemption question to the office that collects the tax bill. In Harris County, appraisal/exemption administration and tax collection are separate jobs.
Harris Central Appraisal District
- Residence homestead application.
- Over-65 and disability exemptions.
- Disabled-veteran exemptions.
- Property ownership for appraisal purposes.
- Market and appraised values.
- Homestead cap.
- Exemption status.
- Property-value protests.
Harris County Tax Office
- Property-tax statements.
- Tax payments.
- Payment receipts.
- Delinquent balances.
- Installment or payment-plan questions.
- Tax certificates.
- Tax collection for participating jurisdictions.
How Much Is the Harris County Homestead Exemption in 2026?
There is not one single “Harris County homestead amount.” A single property can receive different exemption amounts from its school district, Harris County, city, college district, flood-control district, MUD or other taxing units.
| Taxing Unit / Benefit | 2026 General Homestead | Important Note |
|---|---|---|
| Texas school district | $140,000 minimum | Mandatory statewide school-district exemption. Some school districts also provide an optional percentage exemption. |
| Harris County | 20% | HCAD currently lists Harris County’s optional general homestead exemption at 20% of appraised value, subject to Texas minimum rules. |
| Harris County Flood Control District | 20% | HCAD’s 2026 jurisdiction records show a 20% residence homestead percentage. |
| Port of Houston Authority | 20% | HCAD’s 2026 jurisdiction records show a 20% residence homestead percentage. |
| Harris County Hospital District | 20% | HCAD’s 2026 jurisdiction records show a 20% residence homestead percentage. |
| Harris County Department of Education | 20% | HCAD’s 2026 jurisdiction records show a 20% residence homestead percentage. |
| City / college / MUD / ESD | Varies | Use your HCAD account’s Jurisdictions screen to see the exact exemption adopted by every local taxing unit. |
Why You Must Check the “Jurisdictions” Link on Your HCAD Account
HCAD maintains a jurisdiction table for each property account. That table is one of the most useful tools for determining the exemptions and tax rates that actually apply to your address.
Search your property
Open HCAD Property Search and search by street address, owner or account number.
Search HCAD Property ↗Open the property account
Review ownership, market value, appraised value and the exemptions displayed for the current tax year.
Open “Jurisdictions”
The jurisdiction page identifies the school district, county units, city, college district, MUD and other entities that tax the property.
Compare each exemption separately
A taxing unit may use a percentage exemption, fixed-dollar exemption, age-65/disabled amount or no optional exemption at all.
Do You Likely Qualify for the Harris County Homestead Exemption?
A residence homestead generally requires a qualifying ownership interest and use of the property as your principal residence.
How to Apply for the Harris County Homestead Exemption
HCAD offers electronic filing, a mobile-app route and paper/form options. Filing the exemption itself is free; you do not need to pay a third-party company simply to submit a standard residence homestead application.
Verify the property account is in your name
Search the HCAD property record and verify the address, owner information and account number. If the ownership record has not updated after closing, be prepared to provide evidence such as the recorded deed or signed closing statement.
Open HCAD Property Search ↗Confirm your Texas ID address
HCAD states that a standard applicant must provide a valid Texas driver license or Texas identification card with an address matching the residence.
Choose HCAD’s filing method
The HCAD mobile homestead route asks for your occupancy date, Texas driver’s license or ID and a compatible smartphone. HCAD also provides an online form and paper/submission options.
Enter ownership and occupancy dates
Be accurate about when you acquired the property and when you began occupying it as your principal residence. These dates matter for both ordinary qualification and partial-year eligibility after a purchase.
Select every exemption you actually qualify for
Do not stop at the general homestead box if you also qualify as age 65 or older, disabled, a qualifying disabled veteran or an eligible surviving spouse.
Attach the required documents
A standard application generally requires Texas identification. Heir-property, trust, manufactured-home, disability and other nonstandard situations may require additional affidavits or supporting documents.
Submit and save your confirmation
Keep the electronic confirmation, email, receipt or a copy of the signed paper application. HCAD also permits applications to be mailed, delivered to its office or electronically submitted when the form supports electronic filing.
Check the application status later
HCAD’s mobile app can be used to check homestead-application status. You can also search the property record and review the Exemptions/Jurisdictions information.

Harris County Homestead Exemption Savings Calculator
This calculator separates the school exemption from Harris County’s 20% exemption. Use your actual adopted tax rates when available. The defaults are only examples and should not be treated as final 2026 rates.
The calculator uses the 2026 $140,000 mandatory school exemption, any optional school percentage you enter, an optional $60,000 minimum school exemption for age-65/disabled qualification, and Harris County’s current 20% general homestead exemption. It does not automatically calculate City of Houston, college, MUD, ESD, Flood Control, Hospital District, Port or other local taxes.
The Harris County Homestead Cap Can Be as Important as the Exemption
The residence homestead exemption can provide two different kinds of savings: direct exemption amounts and a statutory limitation on annual increases in appraised value.
When it starts
HCAD says the homestead cap generally begins in the second year you have the homestead exemption.
What it limits
The cap limits the appraised value used for taxation. It does not prevent HCAD from showing a higher market value.
New improvements
Qualifying new improvements can be added outside the ordinary 10% limitation.
Harris County Over-65 & Disabled Homestead Exemptions
Owners age 65 or older and qualifying disabled owners can receive significantly more relief than the ordinary general homestead exemption.
+$60,000 school exemption
Texas requires school districts to provide an additional $60,000 residence homestead exemption for a qualifying person age 65 or older or disabled.
School tax ceiling
Qualifying age-65 or disabled owners generally receive a school-tax ceiling. School taxes generally cannot rise above the ceiling except for circumstances such as qualifying new improvements.
Large Harris County local amounts
HCAD’s 2026 jurisdiction records show additional age-65/disabled exemptions substantially above the statutory school minimum for several Harris County taxing units. Always check the exact Jurisdictions screen for your property.
| HCAD 2026 Jurisdiction Example | Age 65 Amount | Disabled Amount |
|---|---|---|
| Harris County | $336,000 | $336,000 |
| Harris County Flood Control District | $336,000 | $336,000 |
| Port of Houston Authority | $320,000 | $320,000 |
| Harris County Hospital District | $336,000 | $336,000 |
| Harris County Department of Education | $336,000 | $336,000 |
Disabled Veterans Can Qualify for Additional or Total Homestead Relief
100% disabled / individual unemployability
A veteran receiving 100% disability compensation due to a service-connected disability and who has a 100% disability rating or individual-unemployability rating from the VA can qualify for a total residence-homestead property-tax exemption when all statutory requirements are met.
Other disabled-veteran exemptions
Texas also provides partial disabled-veteran exemptions based on disability rating and separate benefits for donated residence homesteads and qualifying surviving spouses.
Bought a Harris County Home in 2026? Do Not Assume the Seller’s Homestead Transfers to You
The tax proration on your closing disclosure and the exemption eventually granted to you are separate issues.
Check ownership first
Search HCAD to confirm the appraisal record has been updated to show your ownership.
File in your own name
Do not assume a homestead displayed under the prior owner’s history is your exemption. Protect your own eligibility by filing.
Expect cap reset risk
A prior owner’s capped appraised value can disappear after the sale, potentially causing a noticeable increase before your own homestead cap begins.
Harris County Heir-Property Homestead Exemption
An inherited home can qualify even when the heir’s name is not yet shown on a traditional deed, but the application requires additional evidence.
Common heir-property documents
- Affidavit establishing ownership interest.
- Prior property owner’s death certificate.
- Most recent utility bill for the property.
- Available court record relating to ownership.
Other heirs living there
Other heir-property owners who occupy the home as their principal residence may need to provide affidavits authorizing submission of the application.
How to Check Your Harris County Homestead Exemption Status
Keep your submission proof
Save the electronic confirmation, screenshot, email or copy of the application you sent.
Use HCAD’s exemption-submission lookup
HCAD provides an online lookup using the account number and email associated with the submission.
Check Submission ↗Search the property account
Review the exemption information displayed on the account and open the Jurisdictions details.
Review the eventual tax bill
When tax statements are issued, confirm the taxable value for each jurisdiction reflects the exemptions you expected.
Harris County Homestead Problems: What to Do Next
HCAD still shows the previous owner
Ownership updates can lag behind a recent closing.
Next: contact HCAD and be prepared to provide the recorded deed, signed closing statement or other title evidence.
My driver’s-license address does not match
HCAD’s streamlined online filing requires the Texas ID address to match the property.
Next: update your ID where appropriate or review HCAD’s exceptions/documentation route before filing.
I missed April 30
Missing the normal deadline does not automatically eliminate your ability to receive the general exemption.
Next: file a late application within the statutory late-filing window rather than waiting another year.
My homestead shows but taxes still increased
A homestead exemption does not freeze every part of the tax bill.
Next: compare market value, capped appraised value, taxable value, exemptions and each taxing unit’s tax rate separately.
I expected a 20% reduction everywhere
Harris County’s 20% optional exemption does not mean every school district, city, MUD or special district automatically uses 20%.
Next: open your HCAD Jurisdictions page and read each unit’s Homestead Percent/Amount column.
My market value rose more than 10%
The homestead cap limits qualifying appraised value—not the market-value estimate itself.
Next: compare the “market value” and “appraised value” fields before assuming the cap was ignored.
I turned 65 during 2026
You do not need to have been 65 on January 1 to qualify for the age-65 exemption for the year.
Next: apply promptly. HCAD says the applicable filing period can extend to the first anniversary of the date you qualify.
My tax bill has the wrong exemption
The Tax Office calculates bills from certified appraisal information but HCAD administers exemptions.
Next: resolve the exemption record with HCAD first; then ask the collecting office about corrected billing where necessary.

Harris County Homestead Exemption FAQs
How much is the Harris County homestead exemption in 2026?

Where do I apply for a Harris County homestead exemption?
Apply with the Harris Central Appraisal District (HCAD), not the Harris County Tax Office. HCAD provides electronic, mobile-app and form-based filing options.
What is the Harris County homestead exemption deadline?
HCAD’s normal filing period is January 1 through April 30. A general residence homestead application can generally still be filed late up to two years after the applicable taxes become delinquent.
Can I apply for a Harris County homestead exemption online?
Yes. HCAD offers electronic filing and its Information and Exemption mobile app. The streamlined mobile route requires an occupancy date, Texas identification and a compatible smartphone.
What ID do I need for an HCAD homestead exemption?
HCAD generally requires a valid Texas driver’s license or Texas ID card whose address corresponds to the residence-homestead address. Texas law provides exceptions for certain circumstances.
Does Harris County have a 20% homestead exemption?
Yes. HCAD currently states that Harris County provides a 20% optional homestead exemption to qualifying homeowners for county taxation. Other taxing units decide their own optional exemptions.
When does the 10% homestead appraisal cap start in Harris County?
HCAD says the residence-homestead appraisal cap generally begins in the second year a homeowner has the homestead exemption. The cap limits qualifying appraised value rather than the market-value estimate.
Do I have to reapply for my HCAD homestead exemption every five years?
No. HCAD’s current 2026 notice says Harris County homeowners do not need to reapply or requalify every five years unless HCAD specifically asks them to do so by mail.
Can I get a homestead exemption if I bought the home after January 1?
Potentially yes. Texas law allows qualifying purchasers who acquire and occupy a home after January 1 to receive a prorated residence-homestead exemption for the applicable portion of the year when the previous owner did not receive the same exemption for that year.
How do I check whether HCAD approved my homestead exemption?
Keep your filing confirmation, use HCAD’s exemption-submission lookup or mobile app, search the property account and review the exemptions and Jurisdictions sections. Contact HCAD at 713-957-7800 if the status remains unclear.
