Fulton County GA Homestead Exemption: 2026 Rules, Senior Benefits & Property Tax Savings
A qualifying Fulton County homeowner can receive a basic homestead package that includes $30,000 off assessed value for Fulton County taxes plus a $2,000 school exemption. City of Atlanta homeowners can also receive applicable city homestead relief, while seniors may qualify for much larger county or school exemptions.
Two major school-tax benefits are new for 2026: qualifying Fulton County Schools homeowners age 65+ can receive a 25% assessed-value school exemption, rising to 50% at age 70; qualifying Atlanta Public Schools homeowners age 65+ can receive a new exemption of up to $50,000 of assessed value with no income requirement.
Can You Still Get a Fulton County Homestead Exemption for 2026?
Georgia changed the filing framework so a qualifying homeowner can continue filing after the traditional April 1 deadline through the applicable 45-day assessment appeal period. Fulton County used that extended filing window for 2026.
| Situation | 2026 Treatment | Best Next Step |
|---|---|---|
| Owned and occupied the home January 1, 2026 and applied by April 1 | Eligible application can be considered for the 2026 tax year. | Verify the exemption on the 2026 assessment record. |
| Missed April 1 but filed during the 45-day assessment-appeal window | Fulton specifically allowed otherwise qualified 2026 homeowners to apply during this period. | Save your filing confirmation and check application status. |
| It is now August 24, 2026 and your assessment notice had the common July 31 appeal deadline | The ordinary 2026 filing windows have passed. | File now for 2027 unless the Board of Assessors confirms another current-year remedy. |
| You purchased or began occupying the home after January 1, 2026 | You generally do not meet the January 1 residence/ownership requirement for 2026. | Apply now so the exemption can be considered for 2027 if you meet January 1, 2027 requirements. |
How Much Is the Fulton County GA Homestead Exemption?
Fulton County’s exemption is more generous than Georgia’s basic statewide $2,000 exemption for county purposes. The county’s 2026 guide gives qualifying Fulton homeowners a $30,000 county assessed-value exemption as part of the basic homestead package.
City of Atlanta vs Fulton County Schools: Your School Exemptions Are Different
Fulton County homeowners do not all pay the same school system. The school-tax exemptions available to a City of Atlanta homeowner can be very different from those for a homeowner in Alpharetta, Johns Creek, Milton, Roswell, Sandy Springs or another area served by Fulton County Schools.
Three Major Senior School Exemptions to Know in 2026
Fulton County Schools: 25%
Qualifying homeowners age 65 or older as of January 1 can receive a 25% reduction in assessed value for Fulton County School District property taxes.
- Home must be in the Fulton County School District.
- Must be the primary residence.
- Must have had a homestead exemption in the FCS jurisdiction for at least 5 of the last 6 years.
- No income requirement.
Fulton County Schools: 50%
At age 70 or older as of January 1, the corresponding new FCS exemption increases to a 50% reduction in assessed value for school-district taxes.
- Same primary-residence requirement.
- Same FCS jurisdiction requirement.
- Same 5-of-last-6-years homestead history requirement.
- No income requirement.
Atlanta Public Schools: up to $50,000
Qualifying City of Atlanta homeowners age 65+ can receive up to $50,000 of assessed-value relief from Atlanta Public Schools taxes.
- No income requirement.
- Property must be in the APS district.
- The benefit may stack with other qualifying APS exemptions.
- The program has an annual aggregate cap, so the amount can be proportionally reduced if claims exceed that cap.
Fulton County Senior Homestead Exemptions for 2026
Fulton has several senior programs at the same time. They differ by age, income test and taxing jurisdiction, so a homeowner should screen for every benefit rather than simply asking for “the senior exemption.”

Household-income test
Federal adjusted gross income of all residents of the household for the preceding taxable year cannot exceed 200% of the applicable HHS poverty guideline.
Two-year renewal
Fulton says this low-income exemption is granted for a two-year period while the recipient continues to occupy the residence, then requires renewal.
| 2026 Household Size | 2026 HHS Poverty Guideline | 200% Reference Amount |
|---|---|---|
| 1 person | $15,960 | $31,920 |
| 2 people | $21,640 | $43,280 |

Fulton County Homestead Exemption Savings Calculator
Select one exemption and enter the millage for the tax component to which that exemption applies. Percentage-based senior school exemptions use your assessed value.
Estimated tax-component savings
Estimate only. Apply the millage for the specific jurisdiction affected by the exemption. Do not add savings from multiple exemptions unless those benefits legally stack on the same levy. Floating exemptions, bond levies, special service districts and annual exemption caps can change the actual result.
How Fulton County’s Floating Homestead Exemption Works
The fixed $30,000 exemption is only one part of the benefit. Fulton County also has a local floating homestead exemption designed to reduce the effect of large market-driven increases in assessed value.
Base taxable value
For many taxpayers, the base is tied to the property’s assessed value in the year before homestead begins. The base value can then rise under the statutory adjustment rather than immediately following every market-value increase.
Fulton County cap
Fulton County’s 2026 guide says the local county base value generally increases by the lesser of CPI or 3% from year to year.
| Year | Fair Market Value | Assessed Value | Adjusted Base | Total Floating Exemption | Net Taxable Value |
|---|---|---|---|---|---|
| Year 1 | $250,000 | $100,000 | $100,000 | $30,000 | $70,000 |
| Year 2 | $300,000 | $120,000 | $103,000 | $47,000 | $73,000 |
| Year 3 | $400,000 | $160,000 | $106,090 | $83,910 | $76,090 |

How to Apply for Fulton County GA Homestead Exemption
Fulton County accepts online homestead applications through the Board of Assessors’ SmartFile system. The same application process screens for exemptions for which you may qualify.
Check whether homestead is already on your property
Open the Fulton County Board of Assessors website and use Enhanced Property Search. Search by owner name, Parcel ID or property address, then review the Summary/exemption information for your parcel.
Open Fulton Assessor ↗Gather your identification and registrations
Prepare your Georgia driver’s license or ID, Social Security Number, vehicle registrations and any supporting residence documents. Add tax returns or special-exemption evidence where required.
Open the Homestead Exemption filing portal
On the Assessor’s Exemptions page, choose Homestead Exemption Online Filing Portal.
Open SmartFile ↗Create your SmartFile account
Fulton instructs new online filers to create an account with an email address and password. This lets you save your progress while completing the application.
Select Homestead Exemption and find the parcel
Under Available Filings choose Homestead Exemption, select Begin Filing, then find the property by Parcel ID, owner name or address.
Answer applicant and pre-screening questions
Review the property information, complete applicant questions and answer the pre-screening questions carefully. These answers help determine which exemptions should be considered.
Upload documents, sign and submit
Upload the requested identification, registrations, income documents or special-exemption evidence. Fulton specifically warns that printing a draft does not submit the application—make sure you click Submit.
Check the Message Center and property record
Verify that SmartFile confirms successful submission. Save your confirmation and later search the property record again to verify that the approved exemption appears.
Do You Have to Reapply Every Year?
Basic homestead normally renews
Once granted, Fulton says homestead exemptions generally renew automatically each year while the homeowner continues to own and occupy the property under the same ownership.
Deed changes can remove it
If the names on the deed change, Fulton says the exemption can be removed even when the same people continue living in the home. The qualifying person listed on the new deed should reapply.
Fulton County Disabled Veteran Homestead Exemption for 2026
Georgia provides a substantial statewide exemption for qualifying disabled veterans, certain surviving spouses and minor children. The amount is adjusted annually.
Other Fulton County Homestead & Property Tax Relief Programs
Surviving spouse of a peace officer or firefighter killed in the line of duty
Georgia provides a full-value homestead exemption for a qualifying unremarried surviving spouse of a peace officer or firefighter killed in the line of duty. Fulton requires documentation including the death certificate and evidence showing the death occurred in the line of duty.
Senior Citizens Homestead Freeze
Fulton County’s 2026 guide lists a senior freeze for homeowners age 65+ whose claimant/spouse federal income does not exceed $39,000. The program freezes the qualifying base value while the eligible senior remains in the residence. Fair market value can still change.
Tax Deferral for the Elderly
This is a deferral, not an exemption. Fulton lists an age-62 requirement plus insurance, equity, income and lien restrictions. The application goes to the Tax Commissioner’s Office annually by April 1, and deferred taxes can become a lien that must later be repaid.
Property held in a trust
Fulton can require a Trust Affidavit and supporting trust documents. Do not assume a revocable trust automatically cancels homestead eligibility; instead, submit the trust documentation so the Board of Assessors can determine the qualifying ownership interest.
Homeowner moves or starts claiming another homestead
If the property is no longer your legal principal residence, or you or your spouse claim another homestead, notify the relevant taxing authority. Fulton provides a Homestead Removal Form for removing an exemption that no longer applies.

Missing Homestead and High Property Value Are Two Different Problems
