Florida Homestead Exemption Application: 2026 Filing, Documents, Deadline & Savings

Florida homeowners who owned qualifying property and made it their permanent residence on January 1 may be eligible for the Florida homestead property-tax exemption. The normal application is Form DR-501, filed with the county property appraiser by March 1.

For 2026, the first $25,000 of qualifying exemption applies to all ad valorem taxes, including school taxes. A second inflation-adjusted exemption of up to $26,411 can apply to assessed value above $50,000 for non-school taxes.

If You Have Not Filed for 2026 Yet, Do Not Automatically Wait Until Next Year

Florida’s standard March 1, 2026 filing deadline has passed. However, state law provides a limited late-application route for otherwise qualified applicants.

Regular deadline passed

March 1, 2026

This was the normal deadline to file a 2026 homestead exemption application with the county property appraiser.

Late-file window

TRIM notice + 25 days

A qualified late applicant must file with the property appraiser on or before the 25th day after the property appraiser mails the statutory proposed-property-tax notice.

Future filing

2027 pre-filing may be available

Florida law allows a property appraiser, at the appraiser’s option, to accept an original homestead application for the succeeding year after March 1.

Late filing is not an automatic extension. The property appraiser may require sufficient evidence showing that you were unable to apply on time or that other extenuating circumstances justify granting the current-year exemption. If denied, a Value Adjustment Board petition may be available within the statutory deadline.

2026 Homestead Amount

How Much Is the Florida Homestead Exemption in 2026?

Florida’s homestead calculation has two layers. The second layer is now inflation-adjusted, which is why an older article that simply says β€œ$50,000 exemption” does not fully describe the 2026 calculation.

$25,000 First homestead exemption; applies to school, county and municipal ad valorem taxes where otherwise applicable.
$26,411 Maximum inflation-adjusted additional exemption for the 2026 tax roll.
Over $50,000 The additional exemption applies only to qualifying assessed value above $50,000.
No school tax The additional inflation-adjusted exemption does not reduce school district taxable value.
Florida 2026 homestead exemption flow
Florida 2026 homestead exemption calculation The first twenty-five thousand dollars of assessed value can be exempt from all applicable ad valorem taxes. The additional 2026 amount up to twenty-six thousand four hundred eleven dollars applies to assessed value above fifty thousand dollars for non-school taxes. Assessed Value After assessment limits $25,000 First Layer School + non-school ad valorem taxes Up to $26,411 Value above $50,000 Non-school taxes only 2026 indexed amount Taxable Value
2026 Assessed Value School Exemption Additional Non-School Exemption Potential Total Non-School Exempt Value
$20,000 $20,000 $0 $20,000
$40,000 $25,000 $0 $25,000
$60,000 $25,000 $10,000 $35,000
$75,000 $25,000 $25,000 $50,000
$100,000+ $25,000 Up to $26,411 Up to $51,411
$51,411 is not a cash refund. It is the potential amount of assessed value removed from qualifying non-school taxation when the property’s assessed value is high enough. School taxes receive only the first qualifying $25,000 homestead layer.
Step 1 Β· Eligibility

Who Can Apply for Florida Homestead Exemption?

The key date is January 1. Florida law looks at title and permanent-residence facts on that date for the tax year being claimed.

🏑

Legal or beneficial title

The applicant must have qualifying legal title or beneficial title in equity to Florida real property on January 1.

πŸ“

Permanent residence

The owner must in good faith make the property the owner’s permanent residence or the permanent residence of a legally or naturally dependent person.

πŸ“…

January 1 matters

Buying or moving into the home after January 1 normally means the property does not qualify for the new owner’s homestead exemption for that same tax year.

Florida homestead application readiness check

This does not approve your exemptionβ€”the county property appraiser makes that decisionβ€”but it helps identify obvious filing issues.

Owning a Florida house is not enough by itself. A vacation home, ordinary rental or property where the owner has not established Florida permanent residence does not automatically qualify for the homeowner’s homestead exemption.
Step 2 Β· Prepare

What Documents Do You Need for a Florida Homestead Exemption Application?

DR-501 asks for ownership, identity, prior-residency and permanent-residence information. The county property appraiser can request additional evidence before deciding eligibility.

Property & ownership

  • Homestead property address.
  • Parcel identification number or legal description.
  • Type and date of deed.
  • Recording book/page or instrument number.
  • Trust name if property is held in trust.
  • Ownership percentages where applicable.

Applicant information

  • Applicant and co-applicant legal names.
  • Phone information.
  • Social Security numbers as required by law.
  • Date of birth.
  • Citizenship or applicable immigration information.
  • Marital status and co-applicant relationship.

Permanent-residence evidence

  • Florida driver license or ID number.
  • Florida vehicle tag.
  • Florida voter registration if applicable.
  • Recorded declaration of domicile if used.
  • Current employer.
  • Address on most recent IRS return.
  • Dependent children’s school location.
  • Banking and utility evidence at homestead address.
DR-501 Question What to Prepare Why It Matters
Who owned the property January 1? Recorded deed / ownership instrument The exemption depends on qualifying ownership on the tax-year assessment date.
When was the homestead established? Move-in and permanent-residency date Permanent-residence status must exist by January 1 for the year claimed.
Did you claim another homestead? Prior Florida or out-of-state homestead information Conflicting residency benefits can affect eligibility and portability.
Is property held in trust? Trust name and supporting ownership documents The property appraiser may need to confirm a qualifying beneficial ownership interest.
Who else owns but does not live there? Names, addresses and ownership percentages Some ownership structures can cause the exemption to be apportioned.
You do not need every listed residency item in every county. DR-501 asks applicants to provide as much information as possible, and the property appraiser makes the final residency determination based on the total evidence.
Step 3 Β· File DR-501

How to Apply for Florida Homestead Exemption

You file with the county property appraiser where the property is locatedβ€”not with the Florida Department of Revenue and not with the county tax collector.

1

Confirm January 1 ownership and residency

Make sure the property was already your qualifying permanent residence on January 1 of the tax year you want to claim.

2

Find the correct county property appraiser

Florida’s Department of Revenue maintains the official local-official directory. Choose the property appraiser for the county where the home is located.

Find Property Appraiser β†—
3

Open the county’s homestead application or Form DR-501

Many Florida property appraisers accept online homestead applications. The statewide paper form is DR-501, Original Application for Homestead and Related Tax Exemptions.

Open 2026 DR-501 β†—
4

Enter the property and ownership information

Complete the homestead address, parcel or legal description, deed information, ownership percentage, trust information if relevant, and any nonresident co-owner information.

5

Complete the applicant and residency section

Add the applicant/co-applicant details and provide enough Florida-residency evidence for the property appraiser to make a determination.

6

Check every related exemption that may apply

DR-501 also identifies senior, disability, veteran, surviving-spouse and first-responder benefits. Some require separate forms or supporting documentation.

7

Add portability if you moved from another Florida homestead

Homestead exemption itself is not transferred, but qualifying Save Our Homes assessment difference may be portable. File Form DR-501T with the new homestead application when applicable.

8

Submit by March 1 and save confirmation

For an ordinary timely application, file by March 1. Save the online confirmation, receipt or stamped copy so you can prove when the application was filed.

9

Verify approval on the property record and TRIM notice

Do not assume submission means approval. Later review the county property record and August TRIM notice for the exemption and correct taxable values.

Application path: Florida DOR local-official directory β†’ choose county property appraiser β†’ Exemptions/Homestead β†’ apply online or submit DR-501 β†’ save confirmation β†’ verify the exemption on the tax record.
2026 Savings Tool

Florida school and non-school taxes must be calculated separately because the 2026 additional $26,411 exemption does not apply to school district taxes.

Millage shortcut: one mill equals $1 of tax per $1,000 of taxable value. For example, a 10-mill rate applied to $100,000 of taxable value produces approximately $1,000 of ad valorem tax.
Missed March 1?

Florida Late Homestead Exemption Application: What to Do in 2026

Missing March 1 does not always mean the current-year case is over. Florida Statutes section 196.011 provides a specific late-filing process.

1

File the exemption application immediately

Do not wait for next year’s filing period if you are otherwise qualified for 2026. Contact the property appraiser and ask for the county’s late-file procedure.

2

Watch the TRIM mailing date

The late application must be filed on or before the 25th day after the mailing of the proposed-property-tax notice required by section 194.011(1).

3

Explain the extenuating circumstances

The property appraiser may grant the late exemption when sufficient evidence shows that you were unable to file on time or otherwise demonstrates qualifying extenuating circumstances.

4

If denied, review the Value Adjustment Board route

A qualified applicant whose late request is not granted may petition the county Value Adjustment Board. The statute ties that petition to the same 25-day-after-TRIM timing and provides a $15 nonrefundable filing fee for this late-exemption petition.

Do not use a generic September date. The exact late-filing deadline depends on the date your county property appraiser mailed the TRIM notice. Count from your county’s actual mailing date and confirm the deadline directly with the local office.

New Florida Homeowner

When Can a New Florida Homebuyer Apply?

The purchase date and the January 1 assessment date determine which tax year the new owner can qualify.

Situation Likely Homestead Timing Practical Action
Bought and established permanent residence before January 1, 2026 Potentially eligible for 2026 Normal deadline was March 1, 2026; review late filing immediately if missed.
Bought home in February 2026 Generally first eligible for 2027 Ask the property appraiser whether pre-filing for the succeeding year is available now.
Bought home in August 2026 Generally first eligible for 2027 if permanent residence exists by January 1, 2027 Prepare residency evidence and pre-file if the county accepts succeeding-year applications.
Moved from another Florida homestead New exemption must be established; prior SOH benefit may be portable File DR-501 and, if eligible, DR-501T.
The seller’s homestead does not simply become yours. A purchaser should expect the property to be reassessed under Florida’s change-of-ownership rules and should apply for the buyer’s own exemption for the first eligible tax year.
Save Our Homes

Florida Homestead Application, Save Our Homes & Portability

The immediate exemption is only one part of Florida homestead tax relief. Once homestead is established, the Save Our Homes assessment limitation can become significantly more valuable over time.

πŸ“‰

Save Our Homes cap

Beginning the year after a property receives homestead exemption, annual assessed-value increases are generally limited to the lower of 3% or the applicable CPI change.

🏠

Just value can keep rising

Save Our Homes limits the assessed-value increaseβ€”it does not freeze the property’s market or just value.

🚚

Portability

Eligible owners moving from one Florida homestead to another may transfer some or all of the accumulated assessment difference, subject to Florida’s portability rules.

How Florida homestead tax protection can build over time
Florida Save Our Homes and portability flow A new Florida homestead starts with an initial assessment and homestead exemption. In later years Save Our Homes limits assessment increases, creating an assessment difference that may later be portable to another qualifying Florida homestead. First Homestead Year Homestead exemption established Later Years Lower of 3% or CPI assessment increase limit SOH Difference Just value may exceed assessed value PORT IT
Portability filing: submit DR-501T with the DR-501 application for the new Florida homestead. Florida DOR guidance says the new homestead must be established within the applicable three-year period measured from January 1 of the year the old homestead was abandoned.
Maximum transfer: Florida’s portability statute can permit an assessment reduction of up to $500,000, subject to the just-value relationship between the old and new homes and the ownership structure.

Special Ownership & Occupancy

Trusts, Co-Owners, Mobile Homes, Rentals & Dependents

Can property held in a trust receive Florida homestead exemption?

Potentially. DR-501 specifically asks whether the property is held in trust, and Florida law recognizes qualifying beneficial title in equity. The property appraiser can request trust or ownership documents before determining whether the applicant has the required interest.

Can a condominium qualify?

Yes, an owner-occupied condominium parcel can qualify when the owner satisfies the permanent-residence and ownership requirements.

Can a mobile home qualify?

Florida homestead rules can apply to qualifying mobile-home ownership arrangements. The exact tax treatment depends on whether the home and land are assessed as real property and the applicant’s ownership interest.

Can co-owned property qualify?

Yes, but the amount can depend on title and occupancy. Florida law permits title by the entireties, jointly or in common, and in some situations the exemption is apportioned according to the interests of owners who reside on the property.

Can I claim homestead if my dependent lives there instead of me?

Florida law can allow a qualifying owner to claim when the property is the permanent residence of another person who is legally or naturally dependent on the owner, subject to the property appraiser’s review.

Can I rent my Florida homestead?

Renting the residential unit can constitute abandonment of homestead status under Florida law. Short-term or partial rental situations can be fact-specific, so contact the property appraiser before assuming the exemption will continue.

Can I claim a Florida homestead while receiving another state’s residency tax break?

Florida law generally disallows the homestead exemption when the applicant is claiming an ad valorem exemption or credit in another state that requires permanent residency, subject to the statutory dependent-residence exception.

Additional Benefits

Do Not Stop at the Basic Florida Homestead Application

DR-501 includes several related exemption categories. Some require a separate application or additional documentation.

πŸ‘΄

Age 65+

Counties and municipalities may adopt additional limited-income homestead exemptions for qualifying homeowners age 65 or older.

β™Ώ

Disability

Florida provides separate benefits for qualifying blind, totally and permanently disabled, paraplegic, hemiplegic and other disabled applicants.

πŸŽ–

Veterans

Disabled veterans can qualify for deductions, discounts or full exemptions depending on disability status, age and service connection.

πŸ•―

Surviving spouses

Certain surviving spouses of veterans and first responders can receive substantial or total homestead-related exemptions.

Benefit 2026 General Amount / Treatment Extra Filing?
Widowed $5,000 Supporting eligibility documentation
Blind $5,000 Medical / qualifying proof
Totally and permanently disabled $5,000 basic benefit; other disability programs can be larger Medical or agency documentation
Veteran disabled 10% or more Up to $5,000 VA / government disability documentation
Service-connected totally and permanently disabled veteran Potential total exemption from ad valorem taxes Qualifying VA / government evidence

How to Verify Your Florida Homestead Exemption Was Approved

Treat submission, approval and tax-bill savings as three separate stages.

1

Save the application receipt

Keep your confirmation number, email or file-stamped application.

2

Search your county property record

Look for a homestead/exemption section showing the tax year and approved exemption.

3

Review the August TRIM notice

Check just value, assessed value, exemptions, school taxable value and county/municipal taxable values. The school and non-school figures should differ where the additional exemption applies.

4

Act quickly if the exemption is missing

Contact the property appraiser before applicable VAB deadlines expire. The TRIM notice is not merely informationalβ€”it starts important appeal timelines.

Expected pattern: school taxable value generally receives only the first qualifying homestead exemption, while county and municipal taxable values may reflect the first layer plus the additional 2026 indexed exemption.

Troubleshooting

Florida Homestead Application Problems & Fixes

I missed March 1

You may still have a limited late-file route for the current year if otherwise qualified and able to establish extenuating circumstances.

Next: contact the property appraiser now and ask for the exact 25-days-after-TRIM late-file deadline.

I bought the house after January 1

You normally will not receive your own homestead exemption for that same tax year.

Next: prepare for the following January 1 qualification date and ask whether the county accepts succeeding-year pre-filing.

I filed online but got no confirmation

An incomplete submission can be difficult to prove later.

Next: contact the property appraiser, verify whether an application exists, and save written confirmation of its filing date/status.

The additional exemption is not reducing school taxes

That can be correct. Florida’s additional homestead exemption does not apply to school district levies.

Next: compare the school taxable value with county/municipal taxable values instead of expecting identical exemption amounts.

I moved from another Florida county

Your old homestead exemption does not transfer automatically, but the Save Our Homes assessment difference may be portable.

Next: file the new DR-501 and evaluate DR-501T portability before the March 1 deadline.

The property is in a trust

Trust ownership can still qualify, but the property appraiser may need documents establishing the applicant’s beneficial interest.

Next: have the trust/deed information ready and ask the appraiser which pages or certification they require.

The property appraiser denied my exemption

Florida provides a Value Adjustment Board review process subject to strict filing deadlines.

Next: read the denial letter immediately and calculate the VAB deadline from the mailing date stated in the notice.

I no longer live in the home

Continuing to receive an exemption after eligibility ends can result in back taxes, penalties, interest and a tax lien.

Next: notify the property appraiser rather than allowing an invalid exemption to remain on the tax roll.

Improper homestead claims can be expensive. Florida’s current DR-501 warns that an improper exemption can lead to back taxes, a 50% penalty on unpaid taxes and 15% annual interest in applicable cases, along with a tax lien.
Florida Application FAQs

Florida Homestead Exemption Application FAQs

How do I apply for Florida homestead exemption?

File the county property appraiser’s homestead application or Florida Form DR-501 with the property appraiser in the county where the home is located. Many county offices accept online applications.

What is the deadline for Florida homestead exemption?

The regular deadline is March 1 of the tax year. Eligibility generally depends on qualifying ownership and permanent-residence status on January 1.

Can I still apply for Florida homestead exemption after March 1?

Potentially. An otherwise qualified applicant may late-file by the statutory deadline tied to the 25th day after mailing of the TRIM notice and must provide sufficient evidence of inability to file timely or other qualifying extenuating circumstances.

How much is the Florida homestead exemption in 2026?

The first $25,000 applies to qualifying ad valorem taxes including school taxes. For 2026, the maximum additional inflation-adjusted exemption is $26,411 on qualifying assessed value above $50,000 and applies to non-school taxes.

What documents are needed for Florida homestead exemption?

Be prepared with property and deed information, Social Security numbers required by law, residency dates and supporting evidence such as Florida driver license or ID, Florida vehicle tag, voter registration, declaration of domicile, IRS-return address, utility evidence and other information requested by the property appraiser.

Can I apply for homestead exemption if I bought my house after January 1?

You generally cannot qualify for your own homestead exemption for that same tax year because January 1 is the assessment and qualification date. You can prepare for the next tax year if the property becomes your permanent residence by the next January 1.

Do I need Form DR-501T if I moved from another Florida homestead?

If you want to transfer a qualifying Save Our Homes assessment difference, file DR-501T with the DR-501 application for the new homestead by the applicable March 1 deadline.

What is Save Our Homes in Florida?

Beginning the year after a property receives homestead exemption, annual increases in its assessed value are generally limited to the lower of 3% or the applicable CPI change. The limitation does not cap the property’s market or just value.

Do I file homestead exemption with the tax collector?

No. File the exemption application with the county property appraiser. The tax collector handles billing and collection after taxable values and rates are established.

Do I have to renew Florida homestead exemption every year?

Many counties use an annual-renewal waiver after the original exemption has been approved, but you remain responsible for eligibility and should follow your property appraiser’s instructions. If the property stops qualifying, notify the property appraiser promptly.
