The Benton County Recorder in Fowler, Indiana, maintains documents affecting ownership and interests in real property. These records include deeds, mortgages, easements, releases, liens and certain other legal instruments.
The county uses Doxpop for online document searches. Its Recorder has worked to make deeds and easements dating back to April 1977 available online, along with mortgages dating back to 1992.
This guide explains how to locate a recorded deed, identify the correct property, obtain affordable copies, prepare a deed for recording and visit the Recorder’s Office at the Benton County Courthouse.
Which Benton County Recorder Does This Guide Cover?
This article covers Benton County, Indiana, with its courthouse in Fowler. Several other states have a Benton County with a recorder or equivalent land-records office, so the state matters when searching online or preparing documents.
Recorder
Search recorded deeds, mortgages, easements, lien documents, releases, assumed business names and other qualifying records. Obtain copies of recorded instruments.
Auditor and Assessor
Use these offices for property transfers, tax-record ownership, property assessments, deductions and parcel information. Some property transfers require Auditor endorsement before recording.
Title Professionals
A licensed attorney or title company can help determine legal ownership, resolve lien questions and prepare a deed that accomplishes the intended transaction.
How to Search Benton County Indiana Deeds Online
Benton County directs the public to Doxpop Recorder Records. Doxpop is a records-access service used by several Indiana counties. You must create an account to view the county’s available documents online.
Open Doxpop Recorder Records
Start at the Doxpop recorded-document search page. Create an account if you do not already have one. Choose the recorder records service rather than the separate court-case search.
Select Benton County, Indiana
Choose Benton County in the county selection options. Doxpop supports multiple jurisdictions, so make sure you are not searching another county with a similar document or party name.
Search the Name of a Property Owner
Start with the current owner or a known previous owner. Search both grantor and grantee information when tracing a transfer. Try alternate spellings, company names and trust names if an expected deed is missing.
Narrow the Recording Date or Document Type
Use available search options to reduce broad results. A specific recording year, instrument number, legal-description clue or document category can be more reliable than searching a common surname alone. Advanced searching may require an eligible subscription.
Review the Matching Recording
Check the recording date, indexed parties, document type, instrument reference and available legal-description details. When looking for a mortgage, search later documents for a release or assignment.
View, Purchase or Request the Actual Document
Doxpop offers recorded-document images and may charge separately to print or save them. For a county-issued ordinary or certified copy, contact the Benton County Recorder directly.
Only Know the Street Address?
Open Benton County GIS / Elevate first. Find the property owner, parcel information and legal-description clues. Then return to Doxpop to search the appropriate owner or instrument reference.
Cannot Find an Older Deed?
For deeds before April 1977, contact the Recorder about historical indexes and available document copies. Online coverage dates are not the same as the first year land was owned or recorded in the county.
Is Benton County Recorder Search Free on Doxpop?
Doxpop offers an entry-level account with a limited number of searches. Additional searches, advanced tools and printed or saved recorded-document images may carry separate charges.
| Doxpop service | Published information | What it means |
|---|---|---|
| Basic account | $0 per month, up to 6 searches | Useful for occasional recorded-document searches; images are separately charged. |
| Paid search plans | Starting at $38 per month | Provide more searches and advanced capabilities. |
| Recorded document image — basic tier | $2.10 per page | Doxpop’s posted rate beginning March 1, 2026. |
| Image — 20/60-search paid tiers | $1.45 per page | Online image-copy fee, separate from the subscription charge. |
| Image — higher paid tiers | $1.13 per page | Available for larger subscription plans. |
| Copy from Benton County Recorder | $1 per standard page | County’s published copy cost; ask about certification or delivery charges. |
How to Obtain a Benton County Deed Copy Without Overpaying
Benton County’s Recorder has published a warning about companies sending official-looking letters offering to sell property owners copies of deeds at unnecessarily high prices.
Request Copies Directly
The Recorder states that a deed copy costs $1 per standard page from the county.
To help the office locate the right document, have the owner’s name, approximate recording date, document number or book/page reference available.
Call 765-884-1630 to verify ordering and certification requirements.
Beware of Expensive Deed Solicitations
The county warns that some owners received solicitations from a business using the name LOCAL RECORDS OFFICE in Indianapolis, asking $109.50 or more for a deed copy.
The official notice explains that homeowners can obtain their recorded deed through the Recorder or Doxpop without paying that inflated solicitation price.
When Is a Certified Copy Necessary?
Some legal, lending, estate or administrative matters may require a certified copy instead of an ordinary printed copy. Indiana’s Recorder fee schedule generally lists a $5 certification charge in addition to applicable copy charges.
Ask the receiving party which document type it requires. A public Doxpop printout and a Recorder-certified copy may not serve the same purpose.
How to Record a Deed in Benton County, Indiana
Recording a real-estate transfer in Indiana can involve the Assessor, Auditor and Recorder. The correct sequence and paperwork depend on whether the transaction requires a Sales Disclosure Form, Auditor endorsement or other statutory documentation.
Prepare a Legally Appropriate Deed
Identify the correct conveyance instrument and include the names of grantor and grantee, a sufficient legal description, properly executed signatures, acknowledgment and required addresses.
Benton County specifically recommends using a licensed attorney or title company to prepare real-property documents. The Recorder’s staff cannot prepare them or provide legal advice.
Identify the Property and Tax Parcel
Use Benton County’s GIS/Elevate information and Assessor records to confirm the parcel and property details. The recorded legal description should match the land being transferred rather than relying only on a street address.
Complete the Indiana Sales Disclosure Form When Required
Indiana uses the Sales Disclosure Form (SDF) to report qualifying real-estate conveyances. The Department of Local Government Finance provides state instructions and an online application.
Not every deed is subject to the same filing fee or disclosure treatment. The appropriate exemption and form requirements depend on the actual transaction.
Obtain the County Auditor’s Transfer Endorsement
Indiana Code 36-2-11-14 requires the county Auditor’s appropriate taxation endorsement before a qualifying deed of conveyance is recorded.
The Benton County Auditor is in Suite 21 of the same courthouse. Call 765-884-0760 to confirm the current transfer process and any additional charges.
Review Formatting, Preparer Information and Redaction
Check Indiana’s document margins, paper requirements, printed names, notarial acknowledgment, preparer statement and Social Security number redaction affirmation.
These requirements may differ for certain exempt documents or documents executed outside Indiana.
Submit the Instrument With the Correct Recording Fee
The standard fee is $25 for a deed or most nonmortgage instruments, while a mortgage generally costs $55. Confirm special charges and accepted payment methods before presenting the document.
The Recorder accepts in-person submissions and offers electronic recording through Simplifile or CSC.
Keep the Recording Reference and Verify Indexing
After the deed is recorded, save its instrument number and date. Search Doxpop once the record is available, and verify property-transfer information with the Auditor as necessary.
