Orange County rules reviewed August 25, 2026

Orange County Florida Homestead Exemption: 2026 Rules, Filing & Property Tax Savings

If you owned and occupied an Orange County home as your permanent Florida residence on January 1, you may qualify for Florida’s homestead exemption, Save Our Homes assessment protection and related tax benefits. For 2026, the first $25,000 of qualifying assessed value is exempt from all ad valorem taxes, while an additional inflation-adjusted exemption of up to $26,411 applies to qualifying non-school taxable value.

That creates a maximum 2026 general homestead reduction of $51,411 for qualifying non-school levies. Orange County Property Appraiser (OCPA) determines eligibility; the Orange County Tax Collector does not approve homestead exemptions.

✓ 2026 $26,411 indexed tier ✓ March 2 deadline explained ✓ Sept. 18 late-filing route ✓ 2.7% SOH cap ✓ Portability up to $500K

Already Past the Regular Orange County Homestead Deadline? Read This First

Florida normally uses March 1 as the homestead exemption deadline. Because March 1, 2026 fell on a Sunday, OCPA states that the deadline to file a 2026 exemption application was March 2, 2026.

📅

Regular 2026 deadline

March 2, 2026. This was Orange County’s timely filing date for the 2026 tax roll.

⌛

Current late-file route

OCPA’s published 2026 instructions say late homestead application documents should be emailed before September 18, 2026.

⚙

Online portal unavailable

OCPA currently reports that online exemption filings are temporarily unavailable because of a system upgrade.

If you are filing late for 2026, do not simply wait for next year. OCPA has published a specific 2026 Late Filing / Extenuating Circumstances process. To qualify for the 2026 homestead itself, the current instructions say you must have owned and occupied the home before January 1 of the qualifying year.
2026 Exemption Amount

How Much Is the Orange County Florida Homestead Exemption in 2026?

Florida’s general homestead exemption has two layers. The second layer is now adjusted annually for inflation, so older Orange County pages that simply say “up to $50,000” do not show the full 2026 indexed amount.

$25,000 First homestead exemption applied to all qualifying ad valorem taxing authorities, including schools.
$26,411 2026 CPI-adjusted additional homestead exemption applied to qualifying non-school assessed value above $50,000.
$51,411 Maximum combined general homestead reduction for non-school levies when assessed value is high enough.
$25,000 Maximum general homestead exemption applied against Orange County Public Schools millage.
2026 Assessed Value School Homestead Exemption Non-School Homestead Exemption Why
$20,000 $20,000 $20,000 The first exemption covers the full assessed value.
$40,000 $25,000 $25,000 The second exemption does not begin until assessed value exceeds $50,000.
$60,000 $25,000 $35,000 The first $25,000 plus $10,000 of value above $50,000 is exempt from non-school levies.
$76,411+ $25,000 $51,411 The property has enough assessed value to use the full 2026 additional $26,411 tier.
The exemption reduces taxable value—not your tax bill dollar-for-dollar. Actual savings depend on the school, county, city and special-district millage rates applying to your parcel.

Documents Orange County Homestead Applicants Should Prepare

OCPA’s current 2026 filing instructions require two proofs of residency for each applicant, with a Florida driver license or Florida ID as the required primary identification.

Florida Driver License

Required for drivers; OCPA says the address must match the address on the homestead application.

Florida Identification Card

Required instead of a driver license when the applicant is a non-driver.

Vehicle Registration

Voter Registration

Can serve as another qualifying proof of Florida residency.

Declaration of Domicile

OCPA permits this when another second ID is unavailable; it must first be recorded with the Comptroller.

Deed / Ownership Details

DR-501 asks for deed type, date, recording information, parcel identification and ownership percentage.

Social Security Information

The current DR-501 requests Social Security information for the applicant and co-applicant/spouse as applicable.

Immigration / Resident Documentation

Current DR-501 provides fields for immigration or Resident Alien Card information when applicable.

2026 Late Filing

How to File a Late 2026 Orange County Homestead Application

OCPA currently publishes a specific late-file process rather than simply telling homeowners to wait until 2027.

1

Confirm you owned and occupied the home before January 1

OCPA’s 2026 late-file instructions state that you must have owned and occupied the home before January 1 of the year for which you are requesting the exemption.

2

Complete the 2026 Late Filing / Extenuating Circumstances Form

Explain the circumstances supporting the late request and include the regular homestead application.

3

Include DR-501 and supporting documents

Provide the identification, residency, ownership and any additional exemption documents that apply to your claim.

4

Add portability or veteran forms if applicable

OCPA’s current packet specifically lists the portability application and DR-501DV among related forms that may need to accompany a late filing.

5

Email the 2026 packet before September 18, 2026

OCPA’s current instruction is to email the late application and supporting documents to constituentservices@ocpafl.org before September 18, 2026 and use “Confidential Exemption Information” in the subject line.

6

Mail if email is not appropriate

OCPA’s current mail address for exemption filings is: Orange County Property Appraiser, Attention: Exemptions, 200 S. Orange Avenue, Suite 1700, Orlando, FL 32801.

September 18, 2026 is a current OCPA instruction, not a permanent statewide deadline. Do not reuse that date for 2027 or later tax years without checking the new year’s OCPA guidance.

Save Our Homes

Orange County Save Our Homes Cap Is 2.7% for 2026

The exemption itself may save hundreds of dollars per year, but long-term homeowners can receive an even larger benefit from the Save Our Homes assessment limitation.

2.7% 2026 assessment cap because the applicable CPI change is below Florida’s 3% constitutional ceiling.
3% Maximum SOH assessment increase when the CPI change is 3% or higher.

Market ≠ Assessed Your Orange County market value can rise faster than the capped assessed value.

OCPA’s portability guidance states that the applicant must have had homestead on the previous Florida property as of January 1 within the last three years.

Situation Orange County Portability Treatment
New home is more valuable Eligible SOH difference can generally transfer dollar-for-dollar, subject to the $500,000 maximum.
New home is less valuable The portability benefit is generally reduced proportionally under Florida’s downsizing formula.
Previous homestead was in another Florida county Portability works across county lines; OCPA coordinates value information with the prior property appraiser.
Co-owners split and move OCPA explains that portability is generally divided according to ownership interest, with special spouse/divorce allocation rules.
Spouse is not on new deed Title ownership and DR-501TS allocation can affect how much portability transfers.
The previous owner’s low assessed value does not transfer to you when you buy their Orange County home. A change of ownership can reset assessment treatment. Your own portability benefit must come from your own qualifying previous Florida homestead.

Additional Exemptions

Orange County Senior, Disability, Veteran & Family Homestead Benefits

General homestead is only the starting point. Florida law provides several additional exemptions, although some senior benefits depend on which local taxing authority has adopted the optional exemption.

Benefit 2026 Amount / Effect Main Rule
Limited-Income Senior 65+ Up to $50,000 where adopted Age 65+ on January 1, homestead property, and 2025 household adjusted gross income within the 2026 $38,686 limit.
25-Year Senior Homestead Potentially up to applicable assessed value where locally adopted Local-option program with age, income, long-term residence and property-value requirements.
Widow / Widower $5,000 Qualifying permanent Florida resident widow or widower.
Blind / Totally & Permanently Disabled $5,000 general disability exemption Appropriate medical/government disability certification required.
100% Service-Connected Disabled Veteran Total exemption Qualifying total and permanent service-connected disability and homestead requirements.
Veteran 10%+ Disability Up to $5,000 Qualifying service-connected disability documentation.
Veteran Age 65+ Combat Disability Percentage tax discount Combat-related service-connected disability; DR-501DV used for the discount application.
Deployed Servicemember Percentage-based additional exemption Qualifying deployment in a designated military operation during the preceding year.
2026 senior income limit: $38,686. Florida DOR adjusts the limited-income senior threshold annually. For a 2026 application, the relevant household adjusted gross income is generally the qualifying 2025 income.
Senior exemption savings can differ between Orange County and a city such as Orlando, Winter Park or Apopka. Section 196.075 is a local-option program. County and municipal operating-tax exemptions should be checked separately on the parcel’s TRIM notice.
Age 65+

How the Orange County Limited-Income Senior Homestead Exemption Works

Florida permits a county or municipality to grant an additional homestead exemption of up to $50,000 to qualifying low-income homeowners age 65 or older. This additional exemption does not apply to school taxes.

Age requirement

At least one qualifying applicant must be age 65 or older as of January 1 of the tax year.

2026 income limit

Total qualifying household adjusted gross income for 2025 cannot exceed $38,686.

Homestead required

The applicant must first qualify for the regular homestead exemption on the property.

DR-501SC is the senior income statement. The form asks for household members, prior-year adjusted gross household income and supporting records. Depending on whether each household member filed a federal return, supporting documents can include Form 1040, W-2, SSA-1099 and IRS transcript-request records.
Different Program

Homestead Tax Deferral Is Not the Same as Homestead Exemption

Orange County homeowners sometimes confuse the Property Appraiser’s exemption with the Tax Collector’s Homestead Tax Deferral program.

Homestead Exemption

Reduces taxable value

  • Handled by OCPA.
  • Can reduce school and non-school taxable value.
  • Creates Save Our Homes eligibility.
  • Application is normally tied to the March exemption deadline.
VS
Homestead Tax Deferral

Postpones payment of qualifying taxes

  • Handled by the Orange County Tax Collector.
  • Available only to qualifying homestead taxpayers.
  • Does not erase the deferred tax obligation.
  • Orange County Tax Collector states the deferral application is due by March 31.
Do not send a homestead exemption application to the Tax Collector. The Tax Collector collects the bill after OCPA determines property value and approves exemptions.

Renewal & Changes

Do You Need to Reapply for Orange County Homestead Every Year?

OCPA’s homestead guidance says the exemption generally renews automatically each January while title and permanent-residency eligibility continue.

Normally renews automatically

  • You continue to own the qualifying property.
  • The property remains your permanent residence.
  • The qualifying title structure does not change.
  • You continue to satisfy special exemption requirements.

Contact OCPA when something changes

  • You move away.
  • The property becomes a rental or vacation home.
  • Ownership/title changes.
  • You establish permanent residency elsewhere.
  • A spouse or co-owner leaves the property.
  • You no longer qualify for an additional exemption.
False homestead information carries serious consequences. Florida’s DR-501 warns that knowingly and willfully giving false information to claim homestead exemption can be a first-degree misdemeanor punishable by up to one year of imprisonment, a fine up to $5,000, or both.
Special Situations

Orange County Homestead Rules for Moving, Renting, Divorce & Co-Ownership

I moved after January 1. Does my current-year exemption disappear immediately?

OCPA’s exemption status guidance states that when an owner moves after January 1, removal may not take effect until the following year. The owner still has a duty to report the change rather than assuming the exemption should remain indefinitely.

Can I rent my Orange County homestead?

Rental use can affect permanent-residence qualification. OCPA’s status-change form specifically asks whether the property is a rental, vacation home or vacant property and the date occupancy changed.

Can spouses have two Florida homesteads?

Homestead eligibility is based on genuine permanent residence and family-unit facts. Separate residences can become legally complex when spouses maintain different homes, so do not assume that simply using separate addresses automatically creates two valid homesteads.

What happens to homestead after divorce?

Florida DOR explains that if one former spouse continues using the former marital property as the permanent residence, homestead can continue. Portability can be divided when former spouses leave the jointly owned homestead, and OCPA discusses DR-501TS allocation options.

Can co-owners split portability?

Yes. OCPA explains that portability is generally proportional to ownership interest. If no ownership percentage is specified, benefit may be divided equally among qualifying homestead owners, subject to spouse and court-order rules.

Can a trust-owned property qualify?

Current DR-501 specifically asks whether the property is held in a trust. Florida recognizes some qualifying beneficial ownership interests, but the trust terms and applicant’s right to use the property as a permanent residence matter.

Can a manufactured home qualify?

Florida homestead can apply to qualifying manufactured-home situations, but ownership of the home, land and real-property status can affect the filing route. Provide OCPA with the parcel and mobile-home ownership information requested for the property.

2027–2028 Law Watch

Do Not Confuse the November 2026 Property Tax Proposal With Current Homestead Law

Orange County Government is currently explaining a proposed Florida constitutional amendment scheduled for the November 2026 ballot. It has not replaced the 2026 homestead rules described above.

2026 stays under current law

Your 2026 tax roll uses the current $25,000 first homestead exemption plus the inflation-adjusted $26,411 additional non-school exemption.

Proposal for 2027

Orange County Government says the ballot proposal would create a new $150,000 homestead exemption in 2027 for qualifying non-school levies if voters approve it.

Proposal for 2028

The same county information says the proposed exemption would increase to $250,000 in 2028, again subject to voter approval and implementing law.

These future amounts are proposals—not current benefits. Do not enter $150,000 or $250,000 on a 2026 homestead calculation.

Orange County Homestead Problems & What to Do Next

The online homestead portal will not let me file

OCPA currently says online exemption filing is unavailable because of a system upgrade.

Next: call 407-836-5044 for phone filing or to arrange an in-person appointment; current 2026 late applicants can also use OCPA’s email/mail instructions.

I missed March 2, 2026

OCPA currently offers a 2026 late-filing process involving an extenuating-circumstances form.

Next: prepare the late packet now and follow the published September 18, 2026 submission instruction.

My Florida license shows another address

OCPA’s current instructions say the Florida driver-license address must match the homestead application.

Next: correct the address and gather the second required residency proof before submitting.

I expected $51,411 off school taxable value

The 2026 $26,411 additional tier does not apply to school district taxes.

Next: use $25,000 for the general school homestead exemption and up to $51,411 for qualifying non-school levies.

My market value increased more than 2.7%

Save Our Homes limits the qualifying assessed-value increase, not OCPA’s market-value estimate.

Next: compare the market value, assessed value and SOH reduction lines separately on the TRIM notice.

I moved from another Florida county

Your prior homestead does not automatically move to Orange County.

Next: file for a new Orange County homestead and include DR-501T if you qualify to transfer your previous SOH difference.

I turned 65 this year

General homestead does not automatically prove eligibility for every senior local-option exemption.

Next: compare your 2025 household adjusted gross income with the 2026 $38,686 limit and ask OCPA which county/city senior benefits apply to your parcel.

My exemption is missing from the TRIM notice

The TRIM notice is the key document for catching exemption and valuation problems before the tax bill.

Next: contact OCPA immediately and, if unresolved, review the Value Adjustment Board petition deadline printed on your notice.
