How to Search Delaware County PA Recorder of Deeds Records Online
Delaware County provides two online search routes. The older Online Records system says it contains indexes and images of land records recorded since 1799. The newer Cloud Search system supports quick search, advanced search, copies, electronic certified copies and Property Alert.
Start From the Official Public Access Sites Page
Open Delaware County’s official Public Access Sites page first. It links to both Recorder of Deeds Online Records and Recorder of Deeds Cloud Search, and it also links to the Real Estate/Tax system for looking up your Parcel ID or folio number.
Find the Parcel ID / Folio Number When Possible
Delaware County says it is best to search using your Parcel ID number. In Cloud Search, parcel IDs are searched in the format xx-xx-xxxxx-xx with dashes. If you do not know the number, use the linked Real Estate/Tax System first.
Use Grantor, Grantee, Subdivision, Document Type or Document Number
Cloud Search accepts searches for grantor/grantee, subdivision, document type or document number. If you have a settlement statement, title report, mortgage satisfaction letter or prior deed, use its recording identifiers to narrow your search.
Choose Index Search or Full-Text OCR Carefully
Use “Search Index Only” when searching official indexed fields. Use “Search Index & Full Text (OCR)” when you need to search document text. OCR can be helpful, but older scanned records, faint images or handwritten material may still require simpler name or folio searches.
Open the Result and Verify the Match
Confirm the document type, party names, recording date, folio number, municipality and document number before assuming the result is your property. Delaware County has 49 municipalities, and similar names or family transfers can create confusing results.
Choose the Right Copy Type
Copies can be obtained through either online platform, but electronic certified copies are available only on the Cloud Search platform. Ask the receiving agency, lender, court or title company whether a plain copy or certified copy is required.

How to Record a Deed or Land Document in Delaware County PA
Before mailing, e-recording or bringing a document to Room 108, check the county’s recording requirements, transfer-tax rules and fee schedule. Delaware County states that all documents are subject to Solicitor approval before recording.
Confirm the Document Type
Identify whether the document is a deed, mortgage, satisfaction, release, assignment, easement, lease, power of attorney, UCC filing, plan or another instrument. The fee schedule and document requirements vary by type.
Include the Delaware County Parcel ID / Folio Number
Delaware County’s additional recording requirements say, except where required by law, only documents that contain a Delaware County Parcel Identification Number are recordable. UCC filings and related items also require parcel identification and fixture-related information.
Leave the Required Top Margin
Delaware County’s 2026 update says recorded documents need a 1-inch top margin so electronic recording information can be stamped. Build this into the first page before printing, mailing or submitting electronically.
Check Transfer Tax Before Recording a Deed
Delaware County lists Pennsylvania state transfer tax at 1% and local transfer tax at 1% for most municipalities, with higher local exceptions for Radnor Township, Upper Darby Township, Chester City and Upper Providence Township.
Prepare Separate Checks for Deeds
The county fee schedule says deeds require three separate checks: one for the recording fee, one for state transfer tax and one for local transfer tax. Recording checks are payable to Recorder of Deeds; tax checks are payable to Recorder of Deeds, Agent.
Submit Before Recording Hours Close
General office hours are listed as 8:30 AM to 4:30 PM, but recording hours are listed as 8:30 AM to 3:30 PM. Do not arrive near closing with a deed, transfer-tax issue or solicitor-review question expecting same-day completion.
Save the Recording Details
After acceptance, save the recording receipt, document number, page count, return instructions and copy of the document. These details are useful for title companies, lenders, attorneys, assessment updates, tax records and future sales.
Delaware County PA E-Recording: Vendor Route and Practical Limits
Delaware County began accepting electronically recorded documents in late 2020 through submitting vendors. The county says many mortgage companies, attorneys, banks and title companies can upload and submit documents. Documents accepted through regular mail are generally the same types accepted through e-recording.
Approved Vendor Route
Delaware County lists four submitting vendors: Simplifile, CSC, eRecording Partners Network and Indecomm Global Services. Contact a vendor directly for account setup, pricing and platform rules.
Fees Must Be Correct
The county has reminded e-recording submitters to make sure all fees are correct and to alert the office by the stated month-end correction window if fees are wrong.
Return Happens Through Submitter
After e-recording, documents are returned through the submitter. Homeowners with one-time filings should call the Recorder before assuming they can personally e-record without a vendor account.
