Use the Independence Recording Office
Jackson County’s current Recording Requirements page says walk-in documents are accepted at the Independence recording office only.
Mail-in documents should also be directed to the Independence office, regardless of where the property lies within Jackson County.
This matters for residents of Kansas City, Independence, Lee’s Summit, Blue Springs, Grandview and other Jackson County communities.
Recording Fees Increased August 28, 2026
The Recorder’s current fee schedule states that documents received on or after August 28, 2026 are subject to the updated recording charges.
A standard deed now costs $23 for its first page and $3 for each additional page.
Older county FAQ content still mentions $21. Use the updated Recording Fees page rather than that superseded figure.
How to Search Jackson County Recorder of Deeds Records Online
Jackson County’s official search portal is Aumentum Recorder — Public Access. Its public welcome screen provides land-record and non-land-record search menus, with specific search tools for grants, conveyances, subdivisions and recorded instruments.
Open Jackson County Public Access
Visit aumentumweb.jacksongov.org.
The page opens with a public visitor interface. Enable browser cookies because the county says the application uses cookies to manage sessions and user preferences.
Select Official Public Records
The main navigation separates Marriage, Official Public Records and Uniform Commercial Code.
For real-property documents, use Official Public Records rather than the marriage-license or UCC search area.
Choose a Real-Estate Search Option
The current Aumentum public interface provides these options:
- Search Real Estate Index: Search recorded documents using available party names and other criteria.
- Grantor List: Find records indexed by a party conveying or granting an interest.
- Grantee List: Find records indexed by a receiving party.
- Subdivision List: Find subdivision records and related lot/block information.
If you are trying to find a deed without its recording reference, Search Real Estate Index is usually the best starting point.
Enter the Name or Other Search Details
The county’s public portal explains that not every search field needs to be completed.
You can start with a name, or enter a grantor and grantee for a more specific search.
If your first search returns no matches, try fewer criteria or a different party’s name.
Use the Subdivision List When Appropriate
If you know the subdivision, the county recommends selecting the ABC emblem next to the Subdivision field to choose the correct subdivision entry.
You can then select Search Immediately or Enter More Criteria.
The second option allows more specific searching using details such as lot or block numbers.
Review the Recording Results
Compare the recorded parties, document type, recording date, index details and any available recording number.
Do not assume every result involving a familiar name relates to the property you are researching.
Check whether the document is a deed, deed of trust, release, assignment or another type of instrument.
View the Document Image
Select the available View icon for the matching result.
Inspect the recorded document to verify the parties, property description and instrument type.
Jackson County’s online search guidance states that available digitized images may be viewed and printed without a regular online viewing charge.
Keep the Recording Reference
Save the document number, recorded date and names of the relevant parties.
These details are useful when requesting certified copies, researching earlier transfers or asking the Recorder about a particular record.
How to Find a Jackson County Deed Using a Property Address
When you only know a street address, use Jackson County’s property-information tools first. The assessment database can help identify the parcel and owner, while the Recorder’s database contains the recorded deed itself.
Open Jackson County Property Records
Use the county’s Public Property Portal or its GIS Property Information search.
The county introduced an updated Public Property Access Portal in July 2025 to make assessment information easier to find.
Enter the Street Address
Follow the instructions in the selected county search system.
For the county’s GIS Property Information tool, begin entering the address and review the suggested matches rather than assuming a pasted full address will be recognized.
Confirm the Parcel
Open the correct property entry.
Check the parcel number, property location, owner information and available legal description.
If the property is near a county boundary, confirm that it is actually in Jackson County, Missouri.
Save the Owner and Legal Description
Write down the owner’s name as it appears in the property record.
If the county displays subdivision, lot or block information, keep those details as well.
A parcel identification number is useful for finding the assessment record again, but it may not be an available direct search field in the deed index.
Search the Recorder’s Aumentum Index
Return to the official recorded-documents portal.
Search using the owner or previous owner’s name. Review recorded deed results and compare their property descriptions with the parcel information.
Confirm the Correct Deed
Open the likely recorded deed image.
Compare the parties, recording date, legal description and transaction history before using the record for a property-related decision.

How to Find Jackson County Deed Records Before 1962
Jackson County’s recording history goes back to 1826. However, that does not mean every historical deed is available through the modern online index.
Modern Digitized Records
The county’s Searching Public Records page says real-estate recording data from January 1, 1962 onward is accessible online.
Its Aumentum welcome screen also describes a partial historical digitized collection covering records from the nineteenth century.
Online coverage therefore depends on the period and type of record.
Historical Microfilm Research
Documents outside the available digitized collection may require a microfilm search.
Before visiting, gather the previous owner’s name, approximate recording year, known subdivision and any old book-and-page reference.
The current Recorder walk-in location is the Historic Truman Courthouse in Independence.
What Documents Does the Jackson County Recorder Keep?
The county says most of its recorded documents involve land transactions. Its inventory contains deeds, deeds of trust, releases, liens, assignments and many other types of public filings.
Warranty and Quitclaim Deeds
A deed may document a transfer of a legal interest in real property.
A warranty deed can contain title covenants, while a quitclaim deed generally transfers whatever interest the grantor has without providing the same warranties.
Always review the specific instrument and legal description.
Deeds of Trust
Missouri commonly uses a deed of trust to secure a real-estate loan.
If you are researching a mortgage, look for the original deed of trust and any subsequent deed of release.
A deed of trust is not the same as the deed transferring the property to a purchaser.
Liens, Assignments and Releases
The Recorder maintains many types of filings that can affect land-related interests.
Search related assignments, releases or satisfactions when investigating the history of a recorded lien or security instrument.
A missing release in one search result is not a definitive legal determination about the debt.
Subdivision Plats and Other Records
The county portal provides a dedicated Subdivision List.
Its broader inventory also includes affidavits, agreements, judgments, powers of attorney and other types of recorded documents.
The correct search method depends on what you are trying to establish.

How to Record a New Deed at the Jackson County Recorder’s Office
Jackson County accepts real-estate documents through its Independence Recorder office and authorized electronic recording channels. The county follows Missouri document formatting rules, including Missouri Revised Statutes §59.310.
Prepare the Correct Legal Instrument
Identify the type of deed needed and make sure the legal description accurately identifies the property.
The Recorder does not prepare legal documents, give legal advice or determine whether a deed will accomplish the ownership change you intend.
For transfers following death, divorce, marriage, trust administration or another complicated event, consider professional legal assistance.
Follow Missouri Page and Margin Rules
The county’s Recording Requirements page lists these standards:
- Letter-size paper, 8.5 × 11 inches.
- White or light-colored paper.
- One-sided printed pages.
- A three-inch space at the top of the first page for recording information.
- At least 0.75-inch margins on the remaining edges.
- At least 0.75-inch margins on later pages.
- Legible printing, with type no smaller than eight points.
Check Signatures and Acknowledgment
The Recorder requires legible signatures in dark ink, with printed or typed names beneath them.
Real-estate instruments generally require proper notarized acknowledgment. Confirm the applicable Missouri requirements for the instrument being recorded.
Complete the Required First-Page Details
Missouri recording rules require specified information on the first page, including the document title, date, grantor and grantee names, applicable addresses and property legal description.
The county also identifies grantor marital-status information among its recording requirements.
If the required details cannot fit below the recording margin, follow the county’s instructions for referencing where those details appear elsewhere in the document.
Remove Unnecessary Sensitive Information
The Recorder advises submitters not to include personal information that is unnecessary for the legal recording.
Review documents for sensitive identifiers before submitting because recorded instruments are part of the public record.
Choose Walk-In, Mail or an Authorized eRecording Route
For walk-in recording, use:
Historic Truman Courthouse
112 W. Lexington Avenue, Suite 30
Independence, MO 64050

Why a Jackson County Deed Search Might Show No Results
You Entered Too Many Fields
The Aumentum portal says not all search fields are required. Try a general name search instead of entering every possible detail.
You Searched the Wrong Party
Search the previous owner as grantor and the recipient as grantee. Consider business, trust or estate names when appropriate.
You Only Know the Address
Use Jackson County’s property assessment or GIS search to locate the parcel and owner, then search the Recorder index.
The Deed Is Too Old for the Modern Index
The county’s modern online real-estate data begins in the early 1960s. Older records may require historical image or microfilm research.
Subdivision Search Is Not Matching
Use the portal’s ABC subdivision selector. Then choose Search Immediately or Enter More Criteria to narrow by lot and block.
The Document Has a Different Name
A mortgage-related filing may be recorded as a deed of trust, assignment or deed of release rather than a warranty deed.
