Burlington County NJ Recorder of Deeds: Search Deeds, Copies, Fees & County Clerk Office

Burlington County does not use a separate office formally titled “Recorder of Deeds.” Deeds, mortgages, liens, easements and other documents affecting real property are recorded and preserved by the Burlington County Clerk’s Office in Mount Holly.

The county’s PRESS system lets the public search land records by instrument number, book/page, document type, owner name and, for newer records, block and lot. The correct search method depends on when the document was recorded.

Search Intent Answered

Who Records Deeds in Burlington County, New Jersey?

The Burlington County Clerk is the county recording officer for documents affecting real property. The Clerk’s main office maintains deeds, mortgages, liens and other land records and provides public search, recording and copy services.

County Clerk

Use the Clerk for deeds, mortgages, assignments, discharges, easements, leases, tax-sale certificates, UCC filings and other recordable documents.

The current County Clerk is Joanne Schwartz.

Municipal Tax Assessor

Use the municipality’s assessor for current tax assessment, block/lot identification, property classification and assessed-value questions.

Do not ask the County Clerk to change an assessment.

Courts Are Separate

The Burlington County Clerk explicitly states that its office is not the court system and does not provide court documents, divorce files, summons help or jury-duty records.

Title-search warning: Burlington County says PRESS is a public convenience system and should not be treated as equivalent to a professional title search. County Clerk employees are not title searchers and are not permitted to perform title searches for users.
Date-Specific Search Rules

Which Burlington County Search Method Works for Your Record Date?

March 1, 2012–Present

Search by block and lot and/or property-owner name. Instrument, book/page and document-type searches are also available where appropriate.

1965–Feb. 2012

Burlington County says these property records can be searched online by property-owner name.

Before 1965

Use the separate county archive viewer. Historical searches are owner-name based and Guest Login is available.

Maps Before 1995

PRESS states that maps recorded before 1995 are not available through the main PRESS system.

Information-gain tip: if your search fails, check the recording date before changing names or parcel numbers. Burlington County uses different search paths for pre-1965, 1965–2012 and newer records.
Access & Privacy Rules

Quick Search, Registered PRESS Access and Daniel’s Law

Burlington County offers a quick PRESS search without registration as well as an expanded registered-search option. Access to certain unredacted real-property documents is restricted under New Jersey’s Daniel’s Law framework.

Public Quick Search

Most ordinary deed researchers should start with the County Clerk’s Quick Search without Registration.

It is useful for finding index information and many viewable public records without creating an expanded-access account.

Expanded / Unredacted Access

PRESS registration states that certain eligible title, mortgage and real-estate professionals may receive unredacted access after meeting New Jersey Department of Banking and Insurance identification requirements.

Do not attempt to bypass address protections or use restricted information for an unauthorized purpose.

Copies & Certification

How to Order a Burlington County Deed Copy

Many unofficial document images can be viewed or printed from PRESS without charge. When you need an official copy or a certified copy, Burlington County provides a separate document-copy request process.

Unofficial PRESS Copy

Burlington County says unofficial copies of many documents are available through PRESS at no charge.

This is often enough for research, locating recording references or reviewing a transaction.

Regular Ordered Copy

The County Clerk currently lists regular ordered copies at $2 per page.

You need the document type plus book/page or instrument number.

Certified Copy

Certified copies currently cost a $10 certification fee plus $1 per document page.

Do not mix certified and non-certified document requests on the same county order form.

Lowest-cost in-office option: the County Clerk says copies of most documents can be made from self-service copiers or printers in the office for 5¢ per page, excluding large-format material and similar exceptions.

Official Document Copy Request

Use this when you need mailed, emailed or certified copies from the County Clerk.

Order Document Copies ↗
  1. Search PRESS first and identify the exact document.

Current 2026 Recording Schedule

Burlington County Deed and Land-Record Recording Fees

Burlington County’s current recording-fee schedule is dated March 5, 2026. The state-required cover sheet counts as the first page, and the per-page calculation begins after that sheet.

Document / Charge Published Fee Important Detail
Standard Deed $45 first page + $10 each additional page Does not include New Jersey Realty Transfer Fee or other transaction-specific tax.
Mortgage $35 first page + $10 each additional page Check the current schedule for related notation or assignment charges.
Discharge of Mortgage $45 first page + $10 each additional page Current schedule includes one marginal notation; additional marginal-notice fees may apply.
Easement $45 first page + $10 each additional page Verify deed/transfer-tax documentation if the transaction also conveys an interest for consideration.
Agreement $35 first page + $10 each additional page First-page fee includes one marginal notation under the current county schedule.
UCC Filing $25 Use the current document schedule for amendments, continuations or terminations.
Missing Required Cover Sheet $20 additional charge The county states that the cover sheet is the first page of the filing record.
Regular Ordered Copy $2 per page Separate from recording fees.
Certified Copy $10 certification + $1 per page Use when an agency, court, lender or other recipient specifically requires certification.
Do not calculate a deed only from the $45 recording fee. New Jersey Realty Transfer Fee, the Graduated Percent Fee for certain transfers over $1 million, GIT/REP obligations and other transaction-specific charges can materially change the amount required at recording.

Cover sheet / first-page fee $45.00
Signed deed page charges $20.00
Estimated basic recording total $65.00

Illustration only. Under the current schedule, the county summary sheet is treated as the first page at $45 and each page after that is $10. Verify the exact amount with Burlington County before submitting an original deed.

New Jersey Deed Tax Forms

GIT/REP and Realty Transfer Fee Forms for Burlington County Deeds

Deed recording in New Jersey commonly requires state tax documents in addition to the deed itself. Burlington County currently warns that GIT/REP forms signed on or after October 1, 2025 must use the most recent state version.

GIT/REP-3

New Jersey resident individuals, estates or trusts commonly use the Seller’s Residency Certification/Exemption when applicable.

The Division of Taxation says corporations, partnerships and multi-member LLCs also generally use GIT/REP-3 with the appropriate assurance.

GIT/REP-1 or GIT/REP-2

Nonresident sellers may have an estimated New Jersey Gross Income Tax payment requirement unless an exemption, assurance or approved waiver applies.

RTF-1

The Affidavit of Consideration for Use by Seller supports New Jersey Realty Transfer Fee reporting and may be required with a deed.

New Jersey GIT/REP Forms

Use only current official New Jersey Division of Taxation forms.

Open Current NJ Forms ↗
  1. Scroll to Estimated Tax Forms for Nonresident Sellers of Real Property in New Jersey.
  2. Identify whether GIT/REP-1, -2, -3, -4 or -4A applies.
  3. Use only the current state-issued version.
  4. Read the instructions on the form before signing.
  5. Submit the appropriate form with the deed when required.
  6. If uncertain, contact the NJ Division of Taxation GIT/REP Unit or a qualified closing professional before recording.
Current-version warning: Burlington County specifically states that older GIT/REP versions are not accepted for forms signed on or after October 1, 2025. Do not reuse an old form saved from a prior transaction.
Realty Transfer Fee

New Jersey Transfer Fees Can Be Much Larger Than the $45 Recording Fee

The Burlington County Clerk collects recording charges, but New Jersey’s Realty Transfer Fee is calculated separately under state law. The amount depends on consideration and whether an exemption or reduced category applies.

Standard Realty Transfer Fee

New Jersey uses graduated rates per $500 of consideration. Rates differ depending on total consideration and whether a statutory partial exemption applies.

Do not estimate the transfer fee from Burlington County’s $45 deed recording fee.

Graduated Percent Fee Over $1 Million

For applicable transfers submitted on or after July 10, 2025, New Jersey replaced the old 1% structure with a Graduated Percent Fee.

Current rates range from 1% to 3.5% of total consideration depending on the transaction amount and property classification, subject to statutory exemptions.

NJ Division of Taxation — Realty Transfer Fee

Use the state page for current rates, exemptions and rules on transfers over $1 million.

Check Current NJ RTF Rules ↗
  1. Identify the property’s total consideration.
  2. Determine whether the transaction is standard, new construction or eligible for a partial/statutory exemption.
  3. Use the correct current rate schedule.
  4. If consideration exceeds $1 million, review the Graduated Percent Fee section.
  5. Confirm which affidavits must accompany the deed.
  6. Do not submit a deed until the recording and tax amounts have been independently verified.
