San Diego County CA Recorder of Deeds: Search Official Records, Office Address, Fees & Recording Guide
In San Diego County, California, the office many people call the San Diego County Recorder of Deeds is officially the San Diego County Assessor/Recorder/County Clerk — Recorder/County Clerk. This office accepts and records legal documents required by law, maintains recorded document indexes, and provides copy services for recorded real property documents.
This guide explains how to search deeds and recorded documents, how to search by a business or LLC name such as “ARIS Charter St LLC” without assuming a record exists, where to visit, what fees to expect, why online APN search changed, how PCOR and SB 2 fees work, and when to use the Assessor or Treasurer-Tax Collector instead of the Recorder.

Recorder vs Assessor vs Treasurer-Tax Collector in San Diego County
San Diego County has a combined Assessor/Recorder/County Clerk department, but the tasks are still different. A recorded deed, an assessment record and a tax bill are separate records.
| Your Task | Correct Office | What They Handle | What They Do Not Replace |
|---|---|---|---|
| Find or record a deed | San Diego Recorder/County Clerk | Official Records Index, deeds, deeds of trust, quitclaim deeds, releases, liens, maps, PCOR-connected recordings, copies and certifications. | Does not prepare legal documents, give legal advice or decide tax assessment value. |
| Find APN, assessed value or property information | San Diego County Assessor | APN, property information, parcel records, assessed values, exemptions, building records and assessment-roll ownership. | Does not record legal instruments into Official Records. |
| Pay tax bill or check taxes due | San Diego County Treasurer-Tax Collector | Property tax bills, payment history, installment deadlines, tax-defaulted properties and payment customer service. | Does not record deeds or make a title transfer valid. |
| Suspected real estate fraud | Owner Alert + Recorder search + District Attorney Real Estate Fraud Unit | Monitoring, document-number review, complaint packet requests and suspicious-record follow-up. | Owner Alert does not prevent recording and the Recorder cannot take legal action for you. |
How to Search San Diego County Deed Records Online
San Diego County’s Official Records Index lets users search and request copies of recorded real property documents online from 1970 to present. The online system shows indexed information, not the document image itself. To view the full document, purchase a copy or visit an available office and use a public kiosk.
Open the Official Records Index
Start from the San Diego ARCC Recording page or direct Official Records Index. Confirm that you are on a County of San Diego Assessor/Recorder/County Clerk page before entering party names, business names, document numbers or payment information.
Search by Grantor or Grantee Name
For deeds and title transfers, search both sides of the transaction. Try the seller as grantor, the buyer as grantee, prior owners, spouse names, trustees and alternate spellings.
Search Business or LLC Names Carefully
If your keyword includes an entity name such as ARIS Charter St LLC, do not assume a San Diego County deed exists. Search the exact business name, then try reasonable variations such as “ARIS Charter Street LLC,” “ARIS Charter St,” “ARIS,” or the full legal entity name from a title report or Secretary of State record.
Do Not Search APN Online
San Diego County states that online APN search in the Official Record Search was removed effective December 9, 2024 because of California Assembly Bill 1785. APN searches remain available at public kiosks in county offices.
Understand Index-Only Results
The online system lets you view indexed information. To see the actual document image, either purchase a copy for mailing or visit an available Recorder/Clerk office to view documents on a public kiosk.
Order a Copy Only After Confirming the Result
Before adding a filing to your cart, verify the document number, recording year, party name, document type and approximate transaction context. Online copy orders are printed the following business day and sent by regular USPS mail.
How to Record a Deed or Real Property Document in San Diego County
The County Recorder accepts documents that California law authorizes or requires to be recorded when the document has required information, is photographically reproducible, and is submitted with proper fees and taxes. Recording does not mean the Recorder has approved the legal effect of your document.
Before You Submit a Document
- Confirm the real property is located in San Diego County.
- Use an original recordable document unless a certified copy is legally acceptable.
- Use white or light paper, clear black ink and legible text.
- Reserve the top 2.5 inches of the first page for recording information.
- Use at least 0.5-inch vertical side margins.
- Include the person requesting recording and return name/address.
- Make sure signatures and notary seals are legible.
- Include the Assessor’s Parcel Number on deeds as required by local ordinance.
- Submit a PCOR when transferring property to anyone.
- Check SB 2 and documentary transfer tax before preparing payment.
Common Recording Problems
- Trying to record a San Diego deed at the Kearny Mesa office.
- Expecting the Recorder to prepare or choose a deed form.
- Using APN-only online search after APN search was removed from web access.
- Submitting a deed without the required PCOR.
- Leaving no room for the Recorder’s stamp on the first page.
- Using paper not exactly 8.5 × 11 and triggering an extra per-page charge.
- Omitting transfer-tax exemption wording when no documentary transfer tax is due.
- Assuming a recorded deed instantly updates the Assessor or tax bill.
PCOR, SB 2 and Documentary Transfer Tax in San Diego County
California deed recording often includes more than a base recording fee. For San Diego County property transfers, check whether you need a Preliminary Change of Ownership Report, SB 2 exemption cover page, documentary transfer tax statement, or additional recording fee.
PCOR
A Preliminary Change of Ownership Report is required when transferring property to anyone. If required but not submitted at recording, the Recorder may charge an additional $20 recording fee.
SB 2 Atkins Fee
San Diego County explains that certain real estate instruments may be charged $75 per document, with a maximum of $225 based on documents and titles, unless a valid exemption is declared.
Documentary Transfer Tax
Documentary transfer tax is generally due on taxable conveyances over $100 at $0.55 per $500 or fraction of $500 of real property value, excluding existing liens or encumbrances.
San Diego County Recorder Fees for Recording, Copies and Certification
San Diego County’s recording guidance links users to the official fee schedule and lists key add-on fees on the Recording page. Common recording references include $14 for the first page and $3 for each additional page, plus possible nonstandard-page, cover-page, PCOR, SB 2, documentary transfer tax and payment-card surcharge amounts. Copy fees listed on the Recording page are $2 first page, $0.05 each additional page, and $1 certification per document.
This estimator is educational only. Always use the current ARCC fee schedule before submitting payment.

How to Get Copies of San Diego County Recorded Documents
The county’s copy workflow begins with an Official Records Index search. After identifying the correct filing, you can order copies online, by mail or in person. Online orders require an account, and the mailing address in your account profile should be the address where you want the copy sent.
Online Copy Order
Search the Official Records Index, add selected filings to the cart, create or use an account, confirm the shipping address in your profile, and allow mailing time after the order is printed.
Mail Copy Request
Provide document number, recording year, at least one party name and document type. Mail the written request with check or money order to the Real Estate Records address.
In-Person Kiosk Viewing
Visit an available Recorder/Clerk office to view documents on public kiosks. This is also the path for APN-based Official Records searches after online APN search removal.
San Diego County Owner Alert for Recorded Documents
San Diego County Owner Alert is a free email notification service that can notify subscribers when a newly recorded official record document is indexed to a registered name or APN. It is useful for homeowners, trustees, LLC property owners, absentee owners, inherited-property owners and commercial-property managers.
How Owner Alert Helps
After you subscribe, the service watches for newly recorded documents indexed to the names or APNs you registered. If a match occurs, you receive a document number and a link to view index information.
For trusts and businesses, use the business-name field. For an LLC, use the legal business name as it appears in property or title records.
What Owner Alert Does Not Do
Owner Alert does not stop recording, does not verify legal validity, and does not take legal action for you. The county explains that California law requires the Recorder to record documents that meet recording requirements.
If you suspect fraud, contact the San Diego County District Attorney’s Office Real Estate Fraud Unit and seek legal or title help.
