Florida Seminole County FL Homestead Exemption Guide: Filing Rules, Savings, Senior Benefits & Deadlines
Seminole County homeowners in Sanford, Lake Mary, Oviedo, Altamonte Springs, Casselberry, Longwood, Winter Springs and unincorporated Seminole County can file for Florida homestead exemption through the Seminole County Property Appraiser. The standard Florida homestead exemption can reduce taxable value by up to $50,000 and can also start the Save Our Homes assessment limitation for future years.
This local guide explains the Seminole County filing window, online application path, required documents, 2026 Save Our Homes cap, senior local-option exemptions, portability, VAB appeal process, office address, map and the difference between the Property Appraiser, Tax Collector and Clerk/VAB.
How Do You File Homestead Exemption in Seminole County, Florida?
File with the Seminole County Property Appraiser, not the Tax Collector and not the Clerk. SCPA lists three filing methods: online, in person, and by mail or email. The online application starts at the county’s Homestead Exemption Online Application, and the core state form is DR-501, Original Application for Homestead and Related Tax Exemptions.
Best Starting Point
Use the Seminole County Property Appraiser homestead application if this is your primary Florida residence and you had legal or beneficial title by January 1.
Deadline and Pre-Filing
SCPA lists January 1 through March 1 as regular filing for the current tax year and March 2 through December 31 as pre-filing for the upcoming tax year.
For this page date: pre-filing for 2027 is the practical path after March 1, 2026.

What Seminole County Homeowners Should Know Right Now
Seminole County’s current public guidance is especially useful for homeowners who missed the March 1 current-year filing deadline or bought a home after January 1.
January 1
Assessment date for all property. Homestead qualification is tied to legal residence and ownership status as of January 1.
March 1
Deadline to apply for homestead exemption or agricultural classification for the current tax year.
Mid-August
SCPA mails TRIM notices. For 2026, SCPA says TRIM notices were mailed and available online on August 17, 2026.
25 Days After TRIM
SCPA lists 25 days after TRIM notice mailing as the deadline for real property and personal property VAB petitions.
How to Apply for Seminole County Homestead Exemption Online
Use this Seminole County-specific workflow before opening the application. It helps prevent the most common problems: wrong parcel, wrong tax year, mismatched driver-license address, missing spouse information, missing trust document or forgotten portability.
Find Your Seminole County Parcel First
Use SCPA’s Property AI Quick Search or parcel/map search to find your property by owner, parcel number, street name, address, facility name or subdivision name. Save the parcel number before starting the homestead application.
Confirm the January 1 Ownership and Residency Test
DR-501 says permanent Florida residency is required on January 1 and the application is due to the county property appraiser by March 1. SCPA also says that as of January 1 you must have recorded legal or beneficial title and maintain the property as your permanent legal home.
Prepare Required Documents and Numbers
SCPA lists Social Security numbers for all applying property owners and their spouses, valid Florida driver’s licenses or IDs for applying owners and spouses, and proof of resident alien status if the applicant is not a U.S. citizen. The Florida license or ID must reflect the address for which you are claiming the exemption.
Check Trust, Life Estate or Title Changes Before Filing
If the property is in a trust, SCPA says you must have legal or beneficial title in equity and must submit a copy of the trust for review. SCPA also says a new application is required when title changes, including placing property into a trust or life estate, adding or removing owners, divorce or marriage.
Open the Seminole Homestead Online Application
Start with SCPA’s official Homestead Exemption Online Application. The first step identifies your property, then the application continues through the qualification prompts and applicant information.
Add Portability if You Had a Previous Florida Homestead
If you moved from another Florida homestead within the eligible period, review portability. DR-501 says a separate portability application may be required, and DR-501T is the Transfer of Homestead Assessment Difference form.
Attach Senior, Disability or Veteran Proof if Applicable
Low-income senior, widow/widower, blind, disability, disabled veteran, first responder and deployed servicemember benefits may require extra forms or documents. Do not assume the standard homestead application alone covers every benefit.
Verify Approval on the Property Record and TRIM Notice
After filing, keep the confirmation and check your SCPA record. When TRIM notices are mailed, look for the homestead exemption, Save Our Homes benefit, additional homestead, senior exemption or other benefits that should appear.

Seminole County Homestead, Senior, Disability, Veteran and Portability Benefits

Seminole County Senior Homestead Exemption: County, Altamonte Springs and Casselberry
Seminole County’s senior exemption is local-option. That means the benefit depends on which taxing authority adopted it, and it does not automatically apply to every city or school tax line in the county.
Seminole County
SCPA lists an additional $50,000 low-income senior exemption for Seminole County taxes for qualified senior homeowners.
City of Altamonte Springs
SCPA lists an additional $50,000 low-income senior exemption for City of Altamonte Springs taxes where the homeowner and parcel qualify.
City of Casselberry
SCPA lists an additional $5,000 low-income senior exemption for City of Casselberry taxes where the homeowner and parcel qualify.
Save Our Homes Cap and Portability in Seminole County
Many Seminole County homeowners focus only on the first-year exemption, but the Save Our Homes cap can become the larger long-term benefit if market values rise.
How the 2026 SOH Cap Works
SCPA explains that the year after homestead is granted, the assessed value cannot increase more than 3% per year or the CPI increase, whichever is lower. For 2026, SCPA states the CPI is 2.7%, so the Save Our Homes cap is 2.7%.
The cap limits assessed-value growth; it does not freeze the entire tax bill. Tax rates, non-ad valorem assessments and new improvements can still affect what you owe.
How Portability Works
Portability is the ability to transfer the savings benefit of the Save Our Homes assessment limitation from one existing Florida homestead to another new Florida homestead.
If you moved from another Florida county into Seminole County, do not skip the portability question. DR-501 says a separate application is required, and DR-501T is the form used for transfer of homestead assessment difference.
Seminole County Homestead Exemption Savings Estimator
This educational tool estimates taxable-value impact only. Use your TRIM notice or tax bill for the actual school millage, non-school millage and senior-applicable tax lines. Final savings are determined by SCPA, taxing authorities and the Tax Collector.
Standard estimate applies the first $25,000 against school and non-school mills, plus the entered additional non-school exemption amount against non-school mills only. Senior estimate applies only to the local-option mills entered. This calculator does not reduce non-ad valorem assessments.
