Hillsborough County FL Homestead Exemption: 2026 Rules, Savings & Filing Guide
Hillsborough County homeowners who owned the property and made it their permanent Florida residence as of January 1, 2026 can qualify for Florida’s homestead exemption, Save Our Homes assessment protection and—when eligible—additional senior, disability, veteran and portability benefits.
For the 2026 tax roll, the basic Florida homestead benefit includes the first $25,000 of assessed value for all ad valorem taxes plus an inflation-adjusted additional exemption of up to $26,411 on qualifying assessed value above $50,000 for non-school taxes.
How Much Is the Hillsborough County Homestead Exemption in 2026?
The basic benefit is statewide Florida law, but Hillsborough County Property Appraiser administers it locally. Since 2025, the second homestead layer increases with positive inflation.
| 2026 Assessed Value | School Exemption | Non-School Additional Layer | How It Works |
|---|---|---|---|
| $20,000 | $20,000 | $0 | The first exemption can cover up to the actual assessed value. |
| $50,000 | $25,000 | $0 | The additional layer starts on assessed value greater than $50,000. |
| $65,000 | $25,000 | Up to $15,000 | Only $15,000 of assessed value sits above the $50,000 threshold. |
| $100,000+ | $25,000 | Up to $26,411 | Enough assessed value exists to use the full inflation-adjusted 2026 second layer. |

How to Apply for Hillsborough County Homestead Exemption
Search the Hillsborough property record
Verify the owner name, folio, parcel, just value, assessed value and current exemption information before starting a new application.
HCPA Property Search ↗Confirm January 1 qualification
Confirm legal or beneficial ownership and that the property was your permanent residence as of January 1 of the tax year.
Gather residency and identity documentation
Have your Florida residency, citizenship/permanent-resident and ownership information available before starting the online form.
Open HCPA Homestead E-File
Hillsborough provides an official online filing service for homestead and several related personal exemptions.
Add portability if you recently left another Florida homestead
A new Hillsborough homestead applicant who qualifies to transfer a Save Our Homes assessment difference can request portability using DR-501T.
Request other exemptions at the same time
The e-file service can also address qualifying widow/widower, blind, disability, service-connected disability and related exemptions.
Submit and save proof
Save your confirmation number or submitted copy. Do not treat a partially completed online application as proof that the filing was accepted.
Check status and review the TRIM notice
Verify that the approved homestead, taxable values, Save Our Homes treatment and other requested exemptions appear correctly.
Missed the March 1 Hillsborough Homestead Deadline?
Florida does have a late-filing procedure, but simply missing March 1 does not guarantee that the 2026 exemption will be approved.
Normal deadline
Homestead applications are normally due by March 1. If March 1 falls on a weekend or legal holiday, the regular filing period extends under Florida filing rules.
Late-file window
HCPA accepts late-file applications through the 25th day after the mailing of the annual TRIM notice.
After the window
HCPA states that after the statutory TRIM period expires, the Property Appraiser cannot accept an application for that calendar year.
The 2026 Hillsborough Save Our Homes Cap Is 2.7%
For many long-term Florida homeowners, Save Our Homes ultimately saves more money than the fixed homestead exemption because it can create a large gap between market value and assessed value over time.
Estimate the 2026 Save Our Homes Assessed Value
Simplified estimate assumes the property remains eligible, has no uncapped new construction or relevant ownership change, and does not exceed just value.
Hillsborough County Homestead Portability Explained
Portability does not transfer the homestead exemption itself. It transfers all or part of the Save Our Homes assessment difference from a prior Florida homestead to a newly established Florida homestead.
Maximum transfer
Up to $500,000 of qualifying assessment difference can potentially be transferred.
Florida-to-Florida only
Portability can move between Florida counties. A prior homestead in another state does not generate a Florida Save Our Homes portability benefit.
Time limits apply
Florida’s portability window generally looks to whether you received homestead in one of the relevant immediately preceding tax years.
Hillsborough County Low-Income Senior Homestead Exemption for 2026

| City of Tampa | Up to $50,000 | Qualifying municipal levy |

| Other taxing jurisdiction | Depends on adopted ordinance | Verify with HCPA before assuming a local senior exemption applies |

Property value
Just value must be less than $250,000 in the first year the owner applies and is eligible.

What Happens If You Rent, Sell, Move or Change Ownership?
I rent out my Hillsborough homestead
Renting the residence can constitute abandonment of homestead depending on the facts and Florida law. HCPA specifically warns that renting the property may cause loss of the exemption. Notify the Property Appraiser when the property’s use changes.
I sold the property
The prior owner’s exemption and Save Our Homes limitation do not simply transfer to the buyer. After a qualifying ownership change, the property is generally reassessed at just value for the new owner, subject to lawful portability and statutory exceptions.
I moved to another Florida home
Apply for homestead on the new residence and review portability. A qualifying Save Our Homes assessment difference can potentially follow you, up to statutory limits.
The home is owned by a trust
Trust ownership does not automatically prevent homestead. HCPA reviews whether the beneficiary has the necessary beneficial/equitable title and right to occupy the property as a permanent residence.
The prior owner still appears to have homestead on my tax record
Do not assume you inherited the prior owner’s exemption or Save Our Homes cap. Search the property record and file your own application if you qualify.
A homesteaded owner died
Eligibility after death depends on ownership, surviving spouse/dependent rights and the legal interest in the property. HCPA warns that an exemption continuing solely in the name of a deceased owner can become an improper exemption if no qualifying successor exists.
Improper Hillsborough Homestead Can Create a 10-Year Tax Lien
Florida homestead tax benefits are valuable enough that HCPA maintains an exemption-compliance program. Keeping an exemption after you stop qualifying can become expensive.
Up to 10 prior years
Escaped taxes associated with an improperly claimed homestead can be recovered for prior years as permitted by Florida law.
Penalty
HCPA warns that improperly exempted taxes can be subject to a 50% penalty.
Interest
HCPA’s published compliance guidance also identifies 15% interest in the statutory lien process.
How to Check Hillsborough Homestead Exemption Status
Open HCPA Property Search
Search Property ↗Search by folio, parcel, owner or address
Use whichever identifier you know. The property detail page provides values and exemption-related information.
Compare just, assessed and taxable values
A long-term homestead can have a just value substantially above its Save Our Homes assessed value.
Review exemptions on the 2026 TRIM notice
Confirm that the first homestead layer, applicable additional layer and any senior/veteran/disability exemptions appear as expected.
Contact HCPA immediately if something is missing
August TRIM season is important because exemption and Value Adjustment Board deadlines run from mailed notices.
Hillsborough Homestead Problems: What to Do Next
I bought the home after January 1, 2026
You generally did not own the property on the January 1 qualification date for the 2026 exemption.
Next: file for the succeeding tax year if it becomes your permanent residence and you satisfy the next January 1 test.
I missed March 1
A current-year late application is possible only within the statutory TRIM window and requires qualifying evidence.
Next: contact HCPA now and use the mailing date on your 2026 TRIM notice to determine urgency.
My tax bill rose more than 2.7%
Save Our Homes caps ordinary assessed-value growth, not the final tax bill.
Next: compare assessed value, millage changes, new construction and special/non-ad-valorem assessments separately.
I bought from a long-time homesteaded owner
The seller’s low capped assessment does not transfer to you automatically.
Next: estimate taxes using your expected reassessed value and your own portability—not the seller’s old tax bill.
I moved from another Florida county
You may have a Save Our Homes assessment difference that can be transferred.
Next: submit DR-501T with the new Hillsborough homestead filing and provide the old parcel information.
I am 65 but don’t see a senior exemption
The low-income senior exemption is separate from basic homestead and depends on age, income and participating taxing jurisdiction.
Next: check the $38,686 2026 income limit and file DR-501SC if otherwise eligible.
My application was denied
HCPA says exemption-denial notices explain the denial and provide a Value Adjustment Board appeal path.
Next: read the notice immediately because appeal deadlines run from the notice date.
I started renting the property
Rental can jeopardize permanent-residence status and the homestead exemption.
Next: contact HCPA before allowing an invalid exemption to remain and potentially create escaped-tax penalties.
