Fort Bend County Homestead Exemption: 2026 Rules, Filing & Property Tax Savings
If your Fort Bend County home is your principal residence, a residence homestead exemption can lower the taxable value used by your school district, Fort Bend County and any other local taxing units that offer an exemption. In 2026, Texas school districts must provide a $140,000 general residence homestead exemption, while Fort Bend Central Appraisal District states that Fort Bend County provides a 20% homestead exemption.
You apply through Fort Bend Central Appraisal District (FBCAD)—not the tax collector. FBCAD offers an online exemption portal, accepts Form 50-114, requires supporting identification, and lets online applicants track application status.
What the Fort Bend County Homestead Exemption Actually Does
A homestead exemption does not simply apply one discount to your entire tax bill. Fort Bend homeowners can be taxed by several separate units—such as a school district, county, city, MUD, LID or ESD—and each unit can have a different exemption.
School taxes
Texas school districts must exempt $140,000 of the appraised value of a qualifying general residence homestead in 2026.
Fort Bend County
FBCAD states that Fort Bend County offers a 20% homestead exemption. A $500,000 qualifying home would therefore receive a $100,000 county taxable-value reduction before considering other applicable county exemptions.
MUD, LID, ESD & city taxes
These are separate taxing units. Their homestead, over-65 and disability exemptions can differ, so your property account—not a generic countywide percentage—should be used for the final calculation.
Fort Bend County Homestead Exemption Amounts for 2026
The biggest tax reduction usually comes from the mandatory school exemption, while Fort Bend County’s local percentage exemption further reduces the county taxable value.
| Exemption | 2026 Amount | Applies To | What It Means |
|---|---|---|---|
| General Residence Homestead | $140,000 | School districts | Subtracts $140,000 from qualifying school-district taxable value. |
| Fort Bend County Homestead | 20% | Fort Bend County | FBCAD states Fort Bend County offers a 20% general homestead exemption. |
| Age 65 or Older | $60,000 additional | School districts | Qualifying homeowners receive an additional mandatory school exemption and a school-tax ceiling. |
| Disabled Person | $60,000 additional | School districts | Qualifying disabled homeowners receive additional school relief and a school-tax ceiling. |
| Optional Local Homestead | Varies | City, MUD, LID, ESD or other units | Each taxing unit decides whether to grant an optional exemption and at what amount permitted by law. |
| 100% Disabled Veteran | Up to full qualifying homestead value | Qualifying property taxes | A veteran meeting the statutory 100% disabled/unemployability requirements may qualify for a total residence-homestead exemption. |
Do You Qualify for a Fort Bend County Residence Homestead Exemption?
The general rule is simple: you need an ownership interest in the property and must use it as your principal residence. Use this quick check before starting Form 50-114.
You May Not Have to Wait Until Next January
Texas changed its law beginning in 2022 so an eligible new homeowner who buys after January 1 can potentially receive a prorated general residence homestead exemption for the portion of the year the property is owned and occupied as the principal residence.
You buy and move in during the year
- You acquire ownership after January 1.
- You begin using the property as your principal residence.
- The prior owner was not already receiving the same residence homestead exemption for that tax year.
In that situation, the exemption can take effect from the qualifying ownership-and-occupancy date rather than making you wait until the next January 1.
Prior owner’s exemption already applies
FBCAD explains that when the previous owner already had the homestead exemption for the tax year because that owner qualified on January 1, the new owner generally does not receive another prorated version of the same exemption for that same year.
The new owner should still prepare for the next applicable tax year and verify the account after ownership records update.
Estimate Your Fort Bend Homestead Exemption Savings
Property-tax savings depend on the tax rate for each unit. This calculator separately estimates the mandatory $140,000 school exemption and Fort Bend County’s 20% exemption. Enter the actual school and county rates from your tax statement for a useful estimate.
Estimated taxable-value reductions
*Estimate covers only the school and Fort Bend County portions entered above. Cities, MUDs, LIDs, ESDs and other taxing units can have different rates and exemptions. Tax ceilings, appraisal caps, new improvements, prorated exemptions and special veteran exemptions can also change the final bill.
| Example Home Value | School Exemption | School Taxable Value Before Other Relief | Fort Bend County 20% | County Taxable Value Before Other Relief |
|---|---|---|---|---|
| $300,000 | $140,000 | $160,000 | $60,000 | $240,000 |
| $500,000 | $140,000 | $360,000 | $100,000 | $400,000 |
| $750,000 | $140,000 | $610,000 | $150,000 | $600,000 |
The Fort Bend Homestead Exemption Also Unlocks the 10% Appraisal Cap
The cash-value exemption and the homestead appraisal cap are different benefits. The exemption subtracts value for particular taxing units; the cap limits how quickly the appraised value of a qualifying residence homestead can rise for taxation.
Market value can rise by more than 10%
FBCAD may still determine the property’s full market value. The 10% limitation applies to the appraised value used under the residence-homestead cap—not to how much the market-value estimate itself can change.
New improvements are different
The market value of qualifying new improvements is added separately in the statutory cap calculation. Building a new room, garage or other qualifying improvement can therefore increase taxable appraised value beyond a simple 10% comparison.
How to Apply for the Fort Bend County Homestead Exemption
FBCAD’s online portal is the easiest route because it can accept supporting documents and lets online applicants monitor status. Paper Form 50-114 remains available.
Search your Fort Bend property account
Confirm that the property appears under the correct account and review the exemptions already listed. Do not submit a duplicate application merely because you cannot see an age-related exemption online; FBCAD limits display of some information for privacy.
Search FBCAD Property ↗Use Form 50-114 or start the FBCAD online portal
Form 50-114 is the Texas Application for Residence Homestead Exemption. FBCAD’s online system walks applicants through the relevant questions and supporting-document upload.
Upload your Texas driver’s license or ID
For a general residence homestead, FBCAD requires a clear copy of the applicant’s current Texas driver’s license or Texas ID. The address should normally match the principal-residence property address.
Add special supporting documents if they apply
Over-65, disability, disabled-veteran, manufactured-home, heirship, surviving-spouse and uncommon ownership situations can require additional proof. Upload the documents requested for the exemption you selected rather than submitting only the general ID.
Submit by April 30 when possible
FBCAD publishes April 30 as the normal filing deadline for residence homestead applications. Filing early helps the exemption appear before tax bills are calculated.
Track the application instead of filing again
FBCAD’s online exemption system provides application status. FBCAD has stated that exemption applications can take up to about 90 days to process during periods of high volume.
Verify the exemption after approval
Search the account again and review the exemption section of the appraisal notice. If an age-related exemption is not displayed publicly, contact FBCAD to verify it.
What Documents Does FBCAD Require?
Start with the general ID requirement, then add the evidence that matches your ownership or exemption category.
Form 50-114, applicant signature and Texas driver’s license or Texas ID showing the principal-residence address.
Form 50-114 plus acceptable proof of age. FBCAD lists a Texas driver’s license/ID or birth certificate as common proof.
Texas driver’s license/ID plus a current Social Security award letter or other qualifying disability evidence requested by FBCAD.
Form 50-114, ID and current VA documentation showing the qualifying 100% service-connected disability or qualifying unemployability status.
Ownership documentation such as the applicable Texas manufactured-home title/statement of ownership, qualifying purchase documentation or the appropriate sworn affidavit when permitted.
May require ownership affidavits, death certificate, current utility bill and available court-record information supporting inherited ownership.
FBCAD’s supporting guidance references additional ownership documentation such as Form 50-171 in qualifying multiple-owner situations.
FBCAD instructs married applicants with different last names to include a copy of the marriage license when required.
If you qualify for statutory confidentiality, FBCAD notes that the address on your Texas ID may not have to match the property address.
Fort Bend Homestead Exemption Late Filing Rules
April 30 is the date to aim for, but a missed spring deadline does not necessarily erase your right to claim a prior-year residence homestead exemption.
General late homestead filing
Texas Tax Code section 11.431 generally requires the chief appraiser to accept and approve or deny a late residence homestead application when it is filed no later than two years after the delinquency date for the taxes on the homestead.
100% disabled veteran
Different late-filing periods can apply to some disabled-veteran exemptions. FBCAD’s guidance states that a qualifying 100% disabled veteran exemption may be filed as late as five years after the delinquency date.
Over-65, Disabled, Veteran & Surviving-Spouse Exemptions in Fort Bend County
A general homestead exemption may only be the first layer of relief. FBCAD administers several additional residence-homestead exemptions for qualifying owners and survivors.
Age 65 or Older
Texas school districts must provide an additional $60,000 exemption in 2026. The exemption also creates a school-tax ceiling while the owner continues to qualify, subject to statutory adjustments such as certain new improvements.
Disabled Person
A qualifying disabled owner receives the additional mandatory $60,000 school exemption and school-tax ceiling. FBCAD requests qualifying disability documentation.
100% Disabled Veteran
A veteran meeting the statutory 100% service-connected disabled or qualifying unemployability requirements may receive a total exemption of the qualifying residence homestead.
When should I apply after turning 65?
FBCAD says a homeowner may apply on or after the 65th birthday. Although an appraisal district may sometimes have sufficient information to process age-related relief, FBCAD recommends filing the application with the appropriate proof so the exemption is not missed.
What is the school tax ceiling?
When a qualifying owner receives an age-65-or-older or disabled residence homestead exemption, Texas limits school-district taxes on that homestead. The ceiling generally starts from the applicable school tax in the qualifying year and can change for qualifying new improvements or when statutory transfer rules apply.
Can a tax ceiling move to another Texas homestead?
Qualified age-65-or-older or disabled homeowners can transfer the percentage benefit of the school-tax ceiling when moving to another qualifying Texas homestead. FBCAD instructs Fort Bend owners who need a tax-ceiling certificate to contact the appraisal district.
What about a surviving spouse?
Texas provides continuation rules for certain surviving spouses. For the age-65-or-older or disabled homestead relief, a surviving spouse generally must satisfy age and continued-residence requirements. FBCAD specifically advises surviving spouses to review and reapply for the applicable exemption following the qualifying spouse’s death.
Age 65+, Disabled or Disabled Veteran? A Tax Deferral May Also Be Available
Texas tax deferral rules can postpone collection of property taxes on a qualifying residence homestead for certain age-65-or-older, disabled and disabled-veteran homeowners. A deferral is not the same as an exemption.
Reduces taxable value
A homestead exemption removes a qualifying portion of value from taxation and can directly reduce the annual tax calculation.
Postpones payment
A statutory tax deferral postpones collection but does not cancel the tax debt. Texas Comptroller guidance states that deferred amounts accrue interest at 5% per year.
Why Two Fort Bend Neighbors Can Have Different Homestead Savings
Fort Bend County contains many cities, school districts, municipal utility districts, levee districts and emergency-service districts. Two similarly valued homes can therefore receive different total savings.

Fort Bend Tax Office ↗Fort Bend Homestead Exemption Problems & What to Do Next
My driver’s-license address does not match
FBCAD normally requires the Texas driver’s-license or ID address to match the residence-homestead address.
Next: update the address with Texas DPS or determine whether a statutory confidentiality or other permitted exception applies before filing.
I bought the house after January 1
You may still qualify for a prorated exemption if you own and occupy the home as your principal residence and the previous owner did not already receive the same exemption for the year.
Next: apply instead of automatically waiting until the next year.
I missed April 30
Many residence homestead claims can be filed late within the statutory two-year period after the tax delinquency date.
Next: submit Form 50-114 for the correct tax year and mark or explain the late filing as required.
I filed but do not see the exemption
FBCAD says processing can take up to about 90 days during high-volume periods.
Next: check the online portal status first; do not submit a duplicate pending application.
Market value rose more than 10%
The 10% homestead limit does not prevent market value from increasing by more than 10%.
Next: compare the “Market Value” and “Appraised Value / Homestead Cap Value” separately on the notice.
My total tax savings are less than expected
Different Fort Bend taxing units have different exemptions, and some districts may offer no optional general homestead exemption.
Next: review every taxing unit listed on your FBCAD account and compare its exemption amount individually.
I turned 65 this year
FBCAD allows qualifying owners to apply on or after the 65th birthday.
Next: file the age-65 exemption with proof of age instead of assuming it will always be added automatically.
The tax bill is already paid
A subsequently approved late exemption can still trigger an adjustment and potential refund under Texas law.
Next: complete the exemption process through FBCAD; the tax collector handles the resulting bill adjustment or refund after the appraisal roll is changed.

What documents do I need for a Fort Bend homestead exemption?
